Description

2.7 km from Ohito Station with a unit price of 68,000 yen per tsubo is now available! It is 261 square meters (about 79 tsubo) including the slope. The slope seems to be about one-seventh of the land, so I think the land that can be effectively used is about 67 tsubo. Still, how about the unit price of 80,000 yen 、、、 tsubo? The house is built on the slope, but there is a passage of Izu City between it and the neighboring land, so you don't feel oppressed. Please feel free to visit the land. 斜面上に家が建っていますが、隣地との間には伊豆市の通路が取っているため圧迫感は感じません。

A corner lot of 80 tsubo in a 2-minute walk from Shuzenji Station. In the past, it was a cake shop, a tavern, and a house. 2 minutes walk from the station. It's close, isn't it? 80 tsubo. Is it a bit big for a regular house? Or is it perfect for a house that doubles as a store? Well, since it is a land, I don't think it makes much sense to explain it further, so I will report on the past of this land as far as I know. Here, there was a shop (cake shop, eel cuisine & tavern, piano class) in the foreground, and a two-story house in the back. The cake shop closed more than 30 years ago. The last one left was an eel shop called Shiki-san, or rather an izakaya. Since these borrowers moved out, it was dismantled at once and became the current form. The stairs in front of you are the area above this, Kashiwakubo Ward, which is a daily route used for commuting to school and work, so the amount of people is relatively large.修善寺駅徒歩2分に80坪の角地。 昔はケーキ屋さん、居酒屋さん、住宅だったんですよね。

それとも店舗兼用住宅なんかピッタリ?
まあ、土地ですのでこれ以上の解説をしてもあまり意味がないと思いますので、私が知っている限りのこの土地の過去をレポートします。
ここには、手前に店舗(ケーキ屋さん、うなぎ料理&居酒屋さん、ピアノ教室)、そして裏側に二階建ての住宅がありました。
ケーキ屋さんはもう30年以上前にクローズしてます。最後まで残ったのは四季さんといううなぎ屋さんというか、居酒屋さんでした。これらの借り手が退去したこともあり一気に解体して現在の姿になっています。
目の前の階段はこの上の地域、柏久保区の方が通学・通勤に利用する生活路ですので、比較的人の量は多いです。

However, there is a limit to the area, and the only way to make all of it a residential area is in the case of a large building such as an apartment or an office of a xx company. This area is too large for an ordinary house, and it is assumed that there will be guidance from the Agriculture Committee that "precious farmland should not be used so much for the purpose of an ordinary house." Therefore, it is possible to leave some of the fields and build houses on the rest on the premise that they will be farmed. ちょっと一般住宅には大きすぎですね。
というのは、農地転用という理屈では面積が大きすぎるんですよ。そうです。農地を守る農地法の許可が必要なのです。
ここは純粋に田んぼでした。がしかし、近隣に住宅が多い地域であることなどから、農地転用が可能な農地、つまり、家の建築ができる農地なんです。
ただ、面積に制限がありまして、全部を宅地にするのは、アパートなどの大きな建物の場合やxx会社の事務所などに限られるんです。
普通の住宅をするにはこの面積は大きすぎて、農業委員会から「貴重な農地を普通の一軒家の目的でそんなにたくさん使うな」という指導があることが想定されます。
よって、一部の畑を残してそこは農業をやることを前提に残りの部分に家を建築することならできます。
簡単に言いますと、、、
田舎で畑をやりながら田舎暮らしがしたい。。。。
というような方に向いています。
田舎ですが、スーパー、コンビニ、ドラッグストアは徒歩圏です。また、角地で太陽もたくさん感じることができます。
