Description

I purchased this property with an old house because I wanted to build a home with parking and good access to central Tokyo (my current home has no garage). Due to personal circumstances I may need to return to my hometown, so I have decided to sell this land in the Kanto area. The old house has already been demolished and the site is currently a cleared lot.

Infrastructure: a water service pipe has been brought into the lot, and there is a utility pole at the edge of the property. As the area originally used cesspools and is a septic-system area, installation of a septic tank and connection work to the drainage pipe, including road excavation, will be required. The property is in a city-planning adjustment area, but rebuilding to the same scale as the original building is permitted under the existing-residential-land criteria. A nearby newly built house reportedly uses a septic tank as well. For details, please check with the relevant municipal office.

This is a corner lot with no tall buildings on adjacent land, so daylighting is good. It does not appear problematic on hazard maps and is set back from the main road, making it quiet. It’s about a 20-minute walk to Shin-Kamagaya S
現在車庫がない家に住んでおり、都内へアクセスができ、かつ車を置ける家を建てる為に古家付きで購入しました。諸事情により地元へ帰省しなければならない可能性が出てきた為、関東圏の土地を売却することにしました。現状としては古家解体済みで更地になっています。

インフラに関しては水道管は土地内引き込みあり、端に電柱もございます。下水に関してのみ元々汲み取りだったのと、浄化槽の地域の為、浄化槽設置および排水管への接続工事、道路掘削工事が必要になります。市街化調整区域ですが、既存宅地要件により元々あった建物と同等規模の再建築可能との事です。近隣で数年前に新築した家もあり、そちらは浄化槽を使用しているそうです。詳細については役所の担当課へご確認ください。

角地かつ隣地に高い建造物が無いため、採光は良好です。ハザードマップも問題なく、幹線道路から少し入ったところにあるため静かです。アクセスに関しては新鎌ヶ谷まで徒歩20分の為、都内へのアクセスも良いです。運賃見直しが入った北総線のほか、成田スカイアクセス線、東武野田線、京成松戸線と4路線を使用できるので通勤にも便利です。駅前には市役所、イオンといった公共施設や商業施設も複数あり、買い物にも困りません。道路も縦横に取っていますので、印西方面に行けばコストコ他商業施設、船橋幕張方面に行けばららぽーとや幕張メッセへのアクセスも可能です。近くには保育園や小学校、コミュニティセンター、粟野地区公園(粟野の森)、その奥に市政記念公園があり子育てにも良い環境かと思います。

多少の値下げは可能です。予定より解体費用がかかった為、大幅な値下げは難しいかもしれません。今のところ急ぎではないのでじっくりご検討頂けますと幸いです。
