This is the sale of a strata-owned tenant unit on the first floor of a condominium. It is not a sale of the entire building.

I purchased this unit as a second-base residence and a workshop for making things. These are my personal impressions from living here: I really like the area around Dogo Onsen — its atmosphere reminded me of Kamakura. It’s about a 15‑minute walk, so it makes for a very pleasant walking route. The unit is also close to the city center and has everything you need nearby; the sea and mountains are both within about a 30‑minute drive, so I personally find it very comfortable to live in. I intended to use it mainly as a workshop, but due to work commitments I wasn’t able to make progress, and it feels like such a waste. I’d like to pass it on to someone who can make better use of it — for example, someone who wants to focus on crafts or who wants to move their business to Matsuyama.

Recommended uses: the first-floor unit is very spacious (about 50 tsubo / approx. 165 m²) and there is a rear area that can be used as an office or living space, so it’s possible to use the unit as either a home or an office. 二拠点生活の場＋ものづくりの場として購入致しました。現状使用してみての個人の感想になりますが、道後温泉付近の雰囲気が鎌倉を彷彿させる雰囲気でとても好きで歩いて15分程ですのでとても良い散歩コースにもなっており、市街地にも近く付近になんでもあり、海や山までも車を使用すれば30分圏内で行ける為、住み心地は個人的には本当に良いです。 物作りの場として使用予定でしたが、なかなか仕事の関係で進まず、本当に勿体無いと思うので、ものづくりに没頭したい方や松山市内に事業を移したい方などもっともっとうまく利用できる方がいらっしゃればお譲りできればと思った次第です。

おすすめの使い方としては、1階部分にて、広さも50坪程ととても広く、奥に事務所や居住スペースとして使用できる空間もあるので、住むことも事務所としての利用も可能です。とにかくものづくりに没頭したい方や、お店やスクールなどをやられる方、松山市内に営業所を開設される事業所様と、とても幅広い用途で使用可能です。

ただし物件のいまいちな所でも記載した通り、テナントが入っている建物の管理組合が機能しておらず、管理がしっかりなされていなかったせいで、建物にボロが出てきております。幸い1階の建物の間口のテナント部分ですのでスペースでの購入後、影響は今のところ全く感じられません。その点があるためこのエリアではありえないとてもお買い得な価格設定にしておりますので、その点をご理解いただく様よろしくお願い致します。

現状滞在時の住みどころ＋倉庫として使用しているため、引き渡し時期など要相談になります。

毎月の管理費は23,000円支払いしております。

A warehouse and office building located on a remote island about a one-hour ferry ride from a port in Matsuyama; it’s about a 10–15 minute drive from the island’s main port. The island is sometimes visited from Hiroshima by private cruisers. The owner purchased the property intending to open a craft brewery, bar, and studio, but due to becoming busier with their main job they have decided to sell to simplify their situation. The island is small with a population of around 3,000, offers year-round fishing (perfect for enjoying fresh fish with drinks), and the owner had envisioned an artful craft beer bar here.

The house sits in a pleasant location with a wide sea view right in front. In front of the house is a park on the site of a former junior high school, and the road is lined with cherry trees. Local seniors gather weekly to play gateball, so the location may be suitable for some kinds of businesses. The house has many windows, making it very bright and airy. A large traditional Japanese room (washitsu) can still receive plenty of light even if divided by walls. The first floor has a high ceiling, so adding a mezzanine and stairs to create a maisonette-style layout could be an 松山市内の港からフェリーで約1時間の離島にある倉庫と事務所の建物で、メインの港からは車で10～15分程度です。この島は広島から自家クルーザーで訪れる人もいる場所です。物件は、ビール醸造所とバー、アトリエにしてみたいと購入したのですが、メインの仕事が忙しくなってきたので、身辺整理もかねて手放すことにしました。住民は3000人程の小さな島ですが、一年中釣りが楽しめ、そのお魚をつまみに飲め、アートのある地ビールバーをやってみたいと所有していました。

目の前に海が広がる眺望がよく、とても気持ちの良い場所に建っているお家です。家の前には元中学校跡地の公園があり、沿道には桜並木があります。地元のシニアが毎週ゲートボールのプレイで集まるので、何かお商売にも向いている場所と思います。窓が多いのでとても明るく開放感があります。大きな和室は、壁を作っても明るさを確保したお部屋として使えます。１階は天井が高いので中２階と階段を作りメゾネットなどに変更しても楽しいかと思います。

建物は、一階がRC、その上に木造で事務所に使用した建物が建っています（登記の分類は木造になっています）。お風呂がないので新設する必要があります。この島にはリフォーム業者さんがおりませんので、ご依頼先に困られるかと思いますが、松山市内の業者でこの島で施工の経験のある方をご紹介することもできます。

部屋には残置物がありますが、撤去後の引き渡しを予定していますが、セルフビルドなどで使いたいものがありましたら残すことも可能です。変わった建物と空間ですが、普通のお家には物足りない方には、クリエイティブな感覚でこの場所と景色を楽しんでいただけるかと思います。秋までには買い手さんを決めたいと考えており、8月上旬に内見会の日程を設ける予定です。
