For sale: a whole apartment building in Shimizu Ward, Shizuoka City, a 4-minute walk from the station. Purchased about two years ago as an investment when fully occupied, the owner now wishes to sell for asset reorganization.

I came out of the corner room 3LDK on the second floor. Management fee 20,500 yen, repair reserve fund 13,280 yen, water bill 1,000 yen, property tax annual amount 114,661 yen. The room has been converted into an induction cooktop. The unit was occupied until recently. It has been renovated and is move-in ready without requiring any additional maintenance. Studio apartment with a 6-tatami-size Western-style room, balcony, and a unit bath. All-electric home. Equipped with an air conditioner, washlet (bidet toilet), smart lock, and dishwasher. The owner used it as their residence and moved because there was no parking and the studio was too small. Immediate handover is possible.

Conveniently located near Shizuoka University. There is a bus stop in front of the building. The unit is on the 5th floor of a 5-story building, but there is no elevator. There is no on-site parking; nearby monthly parking lots can be rented for about ¥6,000–9,000 per month. Originally the unit had no space for a washing machine and residents used the shared coin laundry. Although the closet has been renovated so a washing machine can be placed there, installation is prohibited by the condominium management rules.

静岡大学近くで利便性の良いマンションです。バス停がマンション前にあります。5階建ての5階になりますがエレベーターがありません。駐車場がありません、近隣に月極駐車場を借りることが出来ますが1ヶ月6～9千円程です。元々、部屋に洗濯機置き場が無く共用部のコインランドリーを利用する物件です。クローゼット内に洗濯機を置けるようにリフォームされておりますが、マンションの管理規約で洗濯機の設置は禁止されております。

The timing when we went to the interview was that we were not allowed to take pictures of the common area (because there were users), so please check the common area from other sites.

屋内外プールに温泉大浴場、テニスコートにBBQコーナーなどなど、てんこ盛りなリゾートマンションです。
その他にもカラオケルームやスポーツルーム、コインランドリーもあるので敷地内だけでも十分に楽しめるそんなリゾートマンションです。
これだけの施設がそろっており、ましてやペット可能なマンションです。
管理費は他のマンションと比べてお高めですが、これだけの施設がそろっているので仕方がないですね。
弊社が取材に行ったタイミングは共用部撮影NG（利用者がいたため）だったので、他のサイトから共用部の確認をお願い致します。
