Exterior wall painting
It seems that the exterior wall was painted in May 2023.
At that time, there was a shortage of repair reserves, and there was a burden of 1,783,000 yen per unit.
Since the current repair reserve fund is 11,200 yen per year, I think that there will be a shortage of reserve funds in the future.
Please consider these risks before considering them.
If you want to paint the exterior wall every 20 years,
1,783,000 yen÷ (12 months×20 years) = 7,429 yen/month
It is calculated that if you have a repair reserve fund of about 7,500 yen per month, you can cover it.
The current annual amount of 11,200 yen is too low no matter how you think about it...

その際に修繕積立金が不足しており、1戸あたり1,783,000円の負担金がありました。
現在の修繕積立金が年額11,200円なため、この先も積立金不足というのが発生するものと思います。
こういったリスクも頭に入れたうえでご検討ください。
20年周期で外壁塗装を行うとした場合、
1,783,000円÷(12ヶ月×20年)=7,429円/月
月に約7,500円の修繕積立金があればまかなえるという計算となります。
現在の年額11,200円という金額がどう考えても低すぎますね・・・。
