Youtubeにてドローン空撮をご覧ください。川との間に他人の土地はありません。これ、面白いと思います。現在の宿はこの川との関係を利用したサービスはないようですが、アイデア次第では面白い仕掛けができるような気がします。
古いです　VS　リフォーム面白いです
３階建てです。
旅館の顔の部分（入口からフロント周り）はいい感じです。がしかし、２階、３階の客室や通路は古さを十分に感じます。３階に至っては通路に傾きも感じます（現場でご確認ください）
その一方で１階のお食事処はリフォームされて魅力的な空間が広がっています。ちょっとした小グループの個室が数か所あります。
風呂、、、、温泉ですが、その温度はあまり高く無いようでボイラーで再加熱する必要がありそうです。お隣の宿から分けてもらっているとのことですが、費用はオーナーによると月額３万円の定額とのこと。
現在の宿の形でそのまま営業するのは少し無理がありそうです。ハード的にもソフト的にもひと工夫した新たなコンセプトでの運営が必要なように思います。
屋内温泉風呂、露天風呂、プール、中庭などネタはあります。あとは、どうやって磨くかにかかっている物件かなと思います。
