Pension Noel in Izu Kogen with Hot Springs
Pension Noel is located almost in the center of the Izu Kogen villa area. It has been managed by a couple for over 40 years, and they are now looking for someone to take over.

The land, which exceeds 270 tsubo, faces south and is a corner lot on both the east and west sides. It is said to be the best type of land in real estate. Currently, the eastern land is being used as an emergency parking lot, a firewood splitting workspace, or an outdoor event space. Can't we do something with this space? For example,
- A dog run suitable for large dogs
- A vegetable garden cultivated by the owner
- A private campsite for one group only
- A parking space for the owner's hobby vehicles
Am I the only one thinking of these ideas?

One of the charms of this pension is the spacious wood deck that extends from the dining room. The wood deck exposed to rain deteriorates quickly over time. As can be seen in the photo taken from the back, there are no concerns about its current condition. However, it will eventually need to be replaced due to corrosion. 伊豆高原別荘地のほぼど真ん中に位置するペンションノエルです。ご夫婦お二人で経営して４０年を超え、引き継いでいただける方を探し始めました。
＜角地＆角地＞
２７０坪を超える敷地は南に面して東側も西側も角地です。不動産的には最も良いと言われている土地です。現在、東側の土地は、緊急駐車場のような、薪割作業場のような、もしくは屋外イベント場のようななんでもスペースのように利用しています。　ここが何かにできませんかね？　例えば、
・大型犬も大丈夫なドッグラン
・オーナーの育てる野菜畑
・貸し切りキャンプ場　１組限定
・オーナーの趣味の大型車駐車場
なんて考えてしまうのは私だけ？
＜ウッドデッキ＞
このペンションの魅力の一つは食堂から続く広いウッドデッキですね。雨の当たるウッドデッキは経年劣化は進みが早いです。現在の状態は、裏側から撮影した写真でも分かるように不安はありません。ただ、ここはいずれ腐食してやり替えが必要になります。　その時には屋根付きにするか、それとも腐食に強い材料（弊社はよくセランガンバツを使用しています）などを使用してはどうでしょう？
＜部屋など＞
一昔前の間取りです。　すべての客室は洋室で２階にあります。トイレは共同だったり、専用だったり、また個室もそのままだったり、２つをつなげてファミリータイプにしたりと改造して現在に至ります。
１階の和室は、奥様が「リンパマッサージ」の施術に使っています。オーナースペースとして使ってしまってもいいですし、、、、。
＜食堂が大きくて明るい＞
ズバリ、これ魅力ですね。
２０名くらいのパーティーを想像してしまいます。室内で軽食を取りながら、、、。そして、一部の人はデッキに出てワインを片手にパラソルの下で歓談し、、、。さらにその様子が室内からも見える。　こんな光景を想像してしまいます。
個別のお客さんの食事でも、テーブル間の距離をかなり広く接待することができそうです。この空間に私は魅力を感じています。

It's a hot spring ryokan. It faces the river. Please check out the drone footage on Youtube. There is no other land between the river and this property. I think this is interesting. Currently, the ryokan does not seem to utilize its relationship with the river for services, but I feel there could be interesting ideas depending on creativity. It's old vs. the renovation is interesting. It has three floors. The entrance and front area of the ryokan have a nice feel. However, the guest rooms and corridors on the second and third floors feel quite old. On the third floor, you can even feel a tilt in the corridor (please check on-site). On the other hand, the dining area on the first floor has been renovated and offers an attractive space. There are several small private rooms for small groups. The bath... it's a hot spring, but the temperature doesn't seem very high, and it seems necessary to reheat it with a boiler. It is said that they are getting it from the neighboring ryokan, but according to the owner, the cost is a fixed monthly fee of 30,000 yen. It seems a bit difficult to operate the current ryokan as it is. It seems necessary to operate with a new concept that involves some 温泉旅館だよ
川に面しています
Youtubeにてドローン空撮をご覧ください。川との間に他人の土地はありません。これ、面白いと思います。現在の宿はこの川との関係を利用したサービスはないようですが、アイデア次第では面白い仕掛けができるような気がします。
古いです　VS　リフォーム面白いです
３階建てです。
旅館の顔の部分（入口からフロント周り）はいい感じです。がしかし、２階、３階の客室や通路は古さを十分に感じます。３階に至っては通路に傾きも感じます（現場でご確認ください）
その一方で１階のお食事処はリフォームされて魅力的な空間が広がっています。ちょっとした小グループの個室が数か所あります。
風呂、、、、温泉ですが、その温度はあまり高く無いようでボイラーで再加熱する必要がありそうです。お隣の宿から分けてもらっているとのことですが、費用はオーナーによると月額３万円の定額とのこと。
現在の宿の形でそのまま営業するのは少し無理がありそうです。ハード的にもソフト的にもひと工夫した新たなコンセプトでの運営が必要なように思います。
屋内温泉風呂、露天風呂、プール、中庭などネタはあります。あとは、どうやって磨くかにかかっている物件かなと思います。
