I fell in love with the environment of Omaezaki and acquired this property in 2023 to use as a vacation home, but due to work circumstances, I hardly had the opportunity to use it, so I decided to sell it. It is a large 3LDK + store. Although it was built in 1992, it has been vacant for about 2 years, so some repairs are needed for part of the exterior wall, the shutter, and the wet veranda on the first floor. I considered selling it after repairs, but I think it can be fixed at a low cost by someone who can do some DIY, so I decided to sell it as is.

The house can be sufficiently used by repairing a few places, but the selling price is set lower than the surrounding land prices and assessed values (meaning below land value). There is parking space for 2 to 3 regular cars. There is a store space on the first floor that can be used for various purposes, and there is a room of about 3 tatami mats in the basement. The land is just over 100 tsubo, and I think the desired price is approximately equal to the land value.
御前崎の環境に惚れ込んで別荘にしようと令和5年に取得しましたが、仕事の都合で殆ど使う機会がなく、売却することにしました。大型3LDK+店舗です。平成4年築ですが、2年程度空き家だったので、外壁の一部、シャッターと1階の濡れ縁の補修が必要になります。修繕後の売却も考えましたが、ある程度DIYができる方なら安価になおせると思うので、現況での売却としました。

家屋部分は、数か所を修繕することで十分に使用できますが、販売価格に付いては、周辺の土地価格や路線価、更に評価額よりも低めに設定しております(土地値以下という意味です)。駐車スペースは普通車なら2、3台入ります。1階に店舗スペースがあり、ここは多目的に使え、地下には3畳くらいの部屋があります。土地が100坪強あり、希望値≒土地値程度だと思います。
