This is a field located at an elevation of 650m on the western foothills of Mount Fuji, with approximately 66m of frontage on Prefectural Road 71. 畑にはブルーベリーのラビットアイ系9品種58本を平成23年12月に植え、今年も8～9月に収穫します。苗は木更津エザワフルーツランドより購入、ど根性栽培で江澤様のご指導どおり育ててきました。平成8年4月採草放牧地状態を新規就農で始め、富士市でIT会社の経営をしながら今の状態まで開墾しましたが、来年後期高齢者となり後継者もいないので手放すことにしました。

A lovely 140-tsubo mountain forest space comes with the residential land. How would you use it?? It is a general residential area, so there are no management fees, but instead, there is a neighborhood association fee. There are distinctions between groups and districts, and when combined, it amounts to about 1,500 yen per month. The total land area exceeds 200 tsubo, making it a large plot. Previously, a large house was built here, but it was demolished by the landowner due to its age, leading to this sale. The site consists of "residential land" facing the road and a large two-tiered "mountain forest" behind it. 敷地は、道路に面した「宅地」とその背中に大きく２段になって「山林」があります。山林とは言いましても、木が茂っている訳ではありませんので、ここを菜園にしたり、子供やお孫さんらの家族BBQスペースでもなんにでも利用できそうです。
熊坂小学校２５０ｍと近いですが、修善寺中学校は自転車通学になりそうな距離です。　そして、高校？　大仁駅まで１．７ｋｍですから、２２分くらい歩くことになるでしょう。でも、伊豆箱根鉄道沿線には多くの高校があるので、選択肢は多いです。
三島方面に通勤？
約１．２ｋｍで伊豆縦貫道です。沼津IC直結ですので、かなり便利です。
ズバリ、伊豆の国市と伊豆市では土地の価格が違います。でも、この土地、伊豆市の中で最も伊豆の国市に近い位置です。

A sunny plot of land facing the "Omi River," a tributary of the Kano River. It is a rare property with public water supply. The land is approximately 150 tsubo (rounded) and is perfect for those who enjoy stream fishing. It seems that when it was subdivided about 30 years ago, it was sold for several times the current price. I confirmed this by courageously asking the neighboring residents, so there is no mistake. The public water supply has already been brought into the property, and the road in front is well-paved with a drainage ditch, providing peace of mind as there is also a share of the road. The Kano River is famous for sweetfish, and this property is located upstream of the "Omi River." It is common to see people fishing in this river, although I have not confirmed whether they are catching anything. I lacked the courage to check that. ズバリ、希少物件です。
渓流釣りの方にはたまらない渓流に面した土地約１５０坪（四捨五入しました）です。約３０年前に分譲されたときにはこの数倍の金額だったようです。近隣住民に勇気を出して聞いてみたので間違いありません。公営水道も敷地内に引き込んでありますし、前面道路は側溝付きでしっかり舗装され、持ち分もありますので安心です。
狩野川は鮎で有名ですが、その支流の「大見川」の上流に当たります。渓流釣りの人をよく見かける川です。釣れているか否かまでは確認しておりません。こちらは勇気が出ませんでした。
区画は２区画（８５坪と６４坪）ですが、まとめて１５０坪での販売になります。売主さんは、将来ここに家を建築して、、、と考えていたようですが、ここにきて人生の計画を替えられたようです。
お隣さん２軒にインタビューしてきました。定年後にのんびり過ごすためにここに建築したという方々でした。素敵な人たちでした。

[Block B] 5 minutes on foot from Shuzenji Station. A subdivision of two plots has appeared between Minami Elementary School and (former) Shuzenji Junior High School. A family that had lived here for over 60 years has moved out, and the land has been cleared along with the surrounding fields, giving birth to two plots of land. Long ago, after the Kanogawa Typhoon in 1958, many people began to move to this slightly elevated area, and subsequently, a junior high school and an elementary school relocated here, forming the lively residential area we see today. This area is safe and unrelated to landslide disaster warning zones. Block B is slightly grazed by high voltage power lines from Tokyo Electric Power Company, while Block A has them running almost directly above. If you have concerns about high voltage lines, please consider this land carefully. I grew up very close to this property. Perhaps because I rarely looked up in life, I have never been bothered by their presence. I do not have a sensitive body that feels electromagnetic waves, so from my experience, I believe there is "no impact." ６０年以上ここにお住まいだったご家族が引っ越され、周囲の畑とともに更地にし、２区画の土地に生まれ変わりました。
もっと昔のことですが、、、
昭和３３年の狩野川台風の後、少し高台になっているこの地に多くの人が移住し始め、その後に中学校、小学校が引っ越してきて、現在のにぎやかな住宅地を形成しています。
土砂災害警戒区域とは無縁の安全地域です。

区画Bは若干かすめ、区画Aはほぼ真上に東京電力の高圧線が走っています。　高圧線に抵抗のある方はこの土地は見送ってください。私、この物件のすぐ近所に生まれ育ちました。人生、真上を見上げることはあまりなかったためか、この存在が気になったりしたことはございません。電磁波を感じるような敏感な体でもないので、私の経験からは「影響なし」と思います。ただこれは、個人差があると思いますので個々にご判断ください。

南小学校は徒歩１分。昔の修善寺中学校は徒歩１分、高校は、修善寺駅まで徒歩５分で韮山でも三島でも、、、。ちなみに私の娘はここから沼津まで通ってました。　学童保育も徒歩１分のところで始まりましたので、保育園から高校まで非常に楽に子育てできます。　問題は大学ですね。私はここから東京の神田や目黒に通勤していたことがあります。でも、子供の大学の場合、通学はほぼ不可能ですね。

上水道、下水道の引き込み工事は終わっています。

宅急便の配送トラックも余裕で入ってこれる幅員です。これに加えて、敷地の入口付近で車の方向を変えることをできるようなスペースを設けています。ここは利用者共有持ち分を設定してありますので、堂々と旋回していただけます。

普通に町内会がありますので、町内会費が必要になってきます。ゴミステーションは徒歩１分。数か月に１回、１週間のゴミステーション鍵開け当番が回ってきますし、地域の役も回ってきます。別荘地ではありませんので、近隣とのお付き合いはそこそこあります。うまく、楽しくお付き合いをお願いします。

伊豆縦貫道の「修善寺ＩＣ」まで車で２分くらいです。沼津ＩＣまで直行できる好立地です。

Surrounded by Nature! Land in Auckland
This land is located within the Izukogen resort area. It is situated near the entrance of the resort. About 5 meters in from the entrance (roadside), there is a gradient transition point (from uphill to downhill), and from that peak, the land gently slopes down to the south, opening up to a wide area. There are standing trees on the property, creating a quiet environment rich in nature, where insects like beetles may come in the summer. It is recommended to organize the standing trees on the property. I believe that the color of the sea can be somewhat felt from the south side. If you walk a few minutes, there is a place where you can enjoy a view of the sea and the silhouette of the islands right in front of you, allowing you to live while feeling the sea close by.
Another feature is that Sakura no Sato is within easy reach. You can get there in about 10 minutes at a leisurely pace. In spring, when it gets warm, the foot of Omuro Mountain is covered with waves of cherry blossoms. You can easily enjoy the night illumination of Sakura no Sato as well.

伊豆オークランドの別荘地内にある土地です。別荘地入り口付近に位置しています。敷地入口側（道路側）から５ｍ程入った所に勾配の転換点（上りから下りへ）があり、そこを頂点とし緩やかに下る南にひらけた広い敷地です。
敷地内には立ち木があり、夏にはカブトムシ等昆虫も来そうな自然溢れる静かな環境です。敷地内立ち木の整理をお薦めします。南側に海の色もそれなりに感じられるようになるのではと思います。数分歩いて頂ければ、目の前に海と島影の眺望が開ける場所もあり、身近に海を感じながら生活が楽しめることでしょう。
