This is a 4LDK, 159㎡ villa in the summer resort "Amagi Kogen" with signs of water leakage (requires renovation). Please watch the YouTube video before inquiring. This property is located in the Amagi Kogen villa area, which is over 800m above sea level. It is popular as a summer resort, but in winter, it can be extremely cold with snow accumulation of about 40cm. While there are residents living here year-round, we recommend using it as a vacation home. There are several issues with the property. The house has a magnificent appearance that could be described as former yokozuna level. The land area exceeds 300 tsubo, and the building area is quite large at 48 tsubo. However, as can be seen from the aerial view, the shape is somewhat complex, and we have discovered at least three signs of water leakage. Judging by the condition of the exterior walls, it seems that the repairs were not done by a professional but rather by the owner as a DIY project. The current owner is an heir, so it is unclear how the deceased repaired it and whether it has truly been fixed. However, the efforts made in repairs are still evident. 標高800mを超える天城高原別荘地の物件です。
夏は避暑地として人気ですが、冬は雪が40cm積もるような極寒の世界です。
もちろん定住をしている方もいらっしゃいますが、別荘としての利用をお勧めします。
不具合多め
家は元横綱級と言ってもいいような立派なたたずまいをしています。
敷地面積は300坪を超え、建物面積も48坪とかなり大きめなお家となっていますが・・・。
上空から見てわかる通り、少し複雑な形状をしているためか弊社が把握しているだけでも3か所雨漏りの跡を発見しています。
外壁の状態を見るにプロが直したのではなくオーナー自らDIYで直したものと思います。
今の持ち主は相続人のため、故人がどのように直したのか、本当に直っているのかは定かではありません。
しかし修繕を頑張った後はしっかりと残っています。
おそらくですが、外壁塗装をやり直せば防水対策はばっちりになると思います。
購入後のRFを考慮した販売価格で売り出しております。
敷地
かなり広い土地ですが、平坦な土地はほとんどありません。
敷地の8割が斜面地のため、家庭菜園やBBQを楽しむための庭ではありません。
この地域は野生のシカが良く現れるため、そんな非日常空間を楽しみたい方にはとてもオススメの物件です。

6月6日追記
リビングの雨漏りですが、進行中の雨漏りという事が判明しました。
一番最後の画像とその上を比較してください、最下部が台風3日後に撮影したものです。
湿気が広がっていたためおそらく進行中の雨漏りです。
これを止めるには外壁塗装が必要になりそうです。
スポット的なコーキングであれば10万円程で収まりそうですが、外壁全体を塗り直すとなると200万円くらいかかります。
