Purchased non-urban-planning residential land (166.97 m² / approx. 50.5 tsubo) in Ashigakubo and placed an approximately 8-tatami container house on it. The plan was to live here after retirement, but the owner decided to move into a pre-owned condominium and is selling this property.

Because the land is outside the city planning area, you have nearly free rein over alterations. The Yokose River runs about 10 meters from the site; the current is gentle and the water is very clean (drinkable quality).

The living space is an 8-tatami room converted from a refrigerated container and has relatively good insulation. Electricity has already been brought to the site and can be used immediately once a contract is set up. There is a ceiling light and indoor outlets. There is also one outdoor power outlet, convenient for DIY. The container itself is not registered.

All electric tools, garden lights, and other items left on site will be included. The sofa and bed shown in the photos have already been disposed of.

The fixed asset tax for FY2021 (Reiwa 3) was ¥13,100 per year for the land only. The container was placed recently, so building tax may be applied from next fiscal year onward. A芦ヶ久保に都市計画外の宅地166.97㎡（約50.5坪）を購入し、約8畳のコンテナハウスを置きました。リタイア後に居住する予定でしたが、中古マンションに住む方向に舵を切ったので売却します。

都市計画外なので、ほぼ自由に造作することができます。敷地から10mほどの位置に横瀬川が流れています。流れは緩やかで、水は飲めるほど綺麗です。

冷凍コンテナを改造した8畳の部屋で、比較的断熱性に優れています。電気は既に引いており、契約をすればすぐに使えます。室内にシーリングライト、コンセントもあります。野外電源も一つあり、DIYなどに便利です。なお、コンテナは未登記のままです。

現地に残っている電動工具、ガーデンライト等は全て差し上げます。なお、写真に映っているソファーとベッドは処分済みです。

令和3年度の固定資産税は、土地のみで年額13,100円です。建物（コンテナ）を置いたのは最近なので、来年度以降は建物にも固定資産税がかかるかもしれません。
敷地内に東京電力の電柱が建っている関係で、その使用量が1年につき3,000円振り込まれています。管理会社と思われる会社が既に倒産しているようなので、管理費はかかっていません。また、自治体の定めるハザードマップでは、土砂災害警戒区域の指定区域に近いことが分かりますが、指定区域には入っていません。

ここからは、デメリットになります。まず、標高が高いので冬は寒いです。2020年の冬はほとんど降雪が無かったのですが、その前は私道に雪が積もって大変だったそう。同じ私道に面してるご近所さんは、別荘利用は二世帯、定住が一世帯いらっしゃいます。両隣は空き家と更地です。

トイレがありません。私はバイオトイレと道の駅のトイレを利用しておりました。上下水道がありませんので、水回りは川の水を使う等工夫する必要があります。あと、山奥ですので公共交通機関でのアクセスは悪いです。徒歩圏内にバス停があり、駅まで行けますが、一日に数本しかありません。基本的に車やバイクでの移動になります。スーパーやレストランなどがある街へは車で15分くらいかかります。結構遠いです。
