I planned to build a villa and acquired it, but it became difficult to move due to work circumstances, so I decided to sell it with a difficult decision. The south side of the site across the public road is a vast protection forest, and since it is an urbanization control area, there are no buildings, and it is an open and green area, so I think it is easy to spend a relaxing time in an environment with a sense of privacy. 修善寺駅徒歩15分ですから、子育て便利です。小学校、中学校は徒歩圏ですし、高校は駿豆線沿線にたくさんの高校があり、修善寺駅までは当然のように子供らは歩きます。
柏久保区になります。しっかりとした町内会がありますので、安定した生活が送れると思います。
一般住宅地としては、少し大きめですので庭、駐車場を少し贅沢な家の建築ができると思います。
この地域は伊豆市の市営住宅が立ち並んでいますが、一般住宅も混ざっています。そのあたり、現地をゆっくり歩いて確認してみてくださいね。

Description

Former farmhouse in Jizōdō (already demolished) and the surrounding rice paddies totaling 1,000 tsubo (approx. 3,306 m²). Might it be suitable for a campground? The place name "Jizōdō" is charming. The Jizōdō River that runs there is cold, clear, and is even used for wasabi cultivation. A small stream also runs along the edge of the land on the opposite side of the river. There is a spot where you might want to go down and cool watermelons, so please check the site in person. Although the land is agricultural, it is classified as a "white area" (no specific agricultural use restrictions). Therefore, conversion of the rice paddies to non-agricultural uses (farmland conversion) may be possible. However, approvals depend on the specifics, so please consult the Izu City Urban Planning Division for precise information. Our company suggests "How about a campground?", but this does not mean campground use has been confirmed—it's merely a possibility. To prevent overgrowth of weeds, weed-control sheets have been laid over the entire site. On non-farmed parts (such as potential residential areas), crushed stone has been spread on top. That crushed stone appears whitish in the drone images, 地蔵堂の農家(解体済)とその周囲の田んぼ合計1000坪。キャンプ場できるかな?
地蔵堂という地名、素敵です。そこに流れる地蔵堂川は冷たく、清らかでワサビ田にも利用されています。
川の反対側の敷地の端にも小さな小川が流れています。そこに降りてスイカを冷やしたくなるような空間もありますので、現地で確認してみてください。
農地でもここは白地です。ですから、田んぼを田んぼ以外に転用(農地転用)することも可能です。ただ、内容によって審査されますので正確には伊豆市の都市計画課にお尋ねください。 弊社では、「キャンプ場にどう?」とお伝えしていますが、キャンプ場で確認が取れたという訳ではなく、可能性があるかな?くらいです。
草が生い茂ることを防止するために敷地全体に防草シートを敷いてあります。また、農地以外の部分(宅地など)に関しては、その上から砕石を敷いてあります。ドローン画像でその砕石は白っぽく映っていますので、敷地全体の感じが分かるのではないでしょうか?
これだけ広い敷地がこの価格です。
アイデア次第ではかなり廉価ではないでしょうか?
