For a regular house, this area is too large, and it is expected that the Agricultural Committee will advise against using such a large amount of valuable farmland for the purpose of a regular single-family home. Therefore, it is possible to build a house on the remaining part, assuming that some of the farmland is left for agricultural use. To put it simply... It is suitable for those who want to live in the countryside while doing farming.... Although it is rural, supermarkets, convenience stores, and drug1軒の家では大き過ぎ。許可が少し難しいです。 畑&住宅なら問題なく農転できますよ。

ちょっと一般住宅には大きすぎですね。
というのは、農地転用という理屈では面積が大きすぎるんですよ。そうです。農地を守る農地法の許可が必要なのです。
ここは純粋に田んぼでした。がしかし、近隣に住宅が多い地域であることなどから、農地転用が可能な農地、つまり、家の建築ができる農地なんです。
ただ、面積に制限がありまして、全部を宅地にするのは、アパートなどの大きな建物の場合やxx会社の事務所などに限られるんです。
普通の住宅をするにはこの面積は大きすぎて、農業委員会から「貴重な農地を普通の一軒家の目的でそんなにたくさん使うな」という指導があることが想定されます。
よって、一部の畑を残してそこは農業をやることを前提に残りの部分に家を建築することならできます。
簡単に言いますと、、、
田舎で畑をやりながら田舎暮らしがしたい。。。。
というような方に向いています。
田舎ですが、スーパー、コンビニ、ドラッグストアは徒歩圏です。また、角地で太陽もたくさん感じることができます。

Both elementary and junior high schools are within a 10-minute walk.
What about high school?
Most high schools will likely require taking the train from Shuzenji Station towards Mishima using the Sunzu Line. Since it is a 5-minute walk from Shuzenji Station, there is no need for pick-up or drop-off. This is quite important, I think. This is a comment from someone who has raised three children.

There is also a path on the south side (no vehicles allowed), so it is a so-called corner lot. The neighboring building is slightly larger, but thanks to this path, the feeling of pressure may be alleviated.

修善寺駅まで平坦に歩いて5分です。 駅の北側にはマックスバリューというスーパー、100円ショップ、ドラッグストア、美容院、クリーニング店、居酒屋、イタリアンなど一般的な店舗はあります。生活便利な場所です。
<通学>
小学校、中学校ともに徒歩10分圏内です。
高校は?
大抵の高校は修善寺駅から三島方向に駿豆線を利用した電車通学になるかと思います。 修善寺駅から徒歩5分ですので、送迎など必要ないですよ。これ、結構重要ですよね。3人子育て経験した私のコメントです。
<角地>
南側にも通路(車不可)があるので、いわゆる角地です。お隣さんの建物が少し大きめですが、この通路のおかげで圧迫感が和らぐのではないでしょうか?
<前の建物>
車屋さんがありました。その車屋さんは大きくなって、国道沿いに引っ越され、ここが解体されて更地になりました。
あとは普通の住宅地ですので、自治会などもあります。
