In 1987, I purchased a forest and planted trees. Since then, I have been conducting annual underbrush clearing and biennial thinning and branch pruning. At the time of purchase, I planted 43,310 cypress trees and 650 cedar trees. Currently, 70% of the trees are cypress over 30 years old, 20% are cedar, and 10% are cypress and cedar over 60 years old. I have entrusted the forest management to a forestry cooperative, so the condition of the forest is good.

Since most of the forest consists of domestic cypress, it is also ideal for investment purposes. The care has been completed, but as I have aged and my mobility has decreased, I would like to introduce this property and hope to sell it along with the land and standing timber. The sale can be completed immediately. It takes about 2 hours by car from Osaka City to the Yamazaki IC on the Chugoku Expressway, and about 20 minutes from the Yamazaki IC to the entrance of the forest.

The only tax and other expenses are the fixed asset tax, which is about 15,000 yen per year. Utilities such as gas, water, and electricity have not been brought in. There are no restrictions such as protected forests, so buildings can be freely constructed. 昭和62年(1987年)に山林を購入し植林した後、毎年下刈りと隔年で間伐と枝打ちを行ってきました。購入した段階で桧を4万3310本と杉を650本植林しました。30年超生育の桧7割・杉2割と60年超生育の桧・杉が1割現存しています。今まで桧・杉の育林を森林組合に委託しておりましたので山の状態は良好です。

税金等の諸経費は固定資産税のみで年約1万5千円です。ガス・水道・電気等の引き込みは行っておりません。保安林や他の制限はございませんので建物等は自由に建てられます。日当たりも良く森林浴等には最適です。携帯電話もつながります。公道より私所有の山林までは他人地ですが山林道永久使用許可を取得しております。山林道は所有山林入口まで自動車での通行は可能です。所有山林の中腹まで徒歩の移動可能な道が通っています。所有山林の境界は元の所有者と同行の上確認済みです。
