Description

I purchased this property for rental purposes and started renovations, but I have been unable to proceed due to living far away, so I am offering it for sale. The exterior has an old appearance. I painted the roof myself, but due to snowfall, I was only able to paint half of it. The interior has been renovated, and all tatami mats have been replaced with flooring. Additionally, the kitchen has been replaced, the cushion floor has been redone, part of the ceiling has been replaced, and interior painting has been done. Therefore, I have spent about 3 million yen on the interior and various aspects, resulting in a significant loss for me. The bathroom had a balance-type water heater, but I believe it is unusable, so it will likely need to be replaced entirely. The toilet is a Western-style toilet and is believed to be connected to the sewer system, but I am not sure about this as I purchased it on a gamble. When I dug on the west side of the land, I found tires buried, so there may still be something buried (the garbage that was dug up has been disposed of). Please understand that the sale will be as-is, including the renovated equipment. Reconstruction is possible, but it seems that 賃貸用に購入してリフォームなどとりかかっていたのですが、遠方に住んでおり手が付けられなくなったため、お譲りいたします。外観は古びた感じです。屋根は自分で塗っていましたが、降雪の影響で半分しか塗れてません。内装はリフォーム済みで、畳はすべてフローリングにしました。また、キッチンの入れ替え、クッションフロアの張替え、一部天井の張替え、内装塗装を行っております。そのため、内装ともろもろで300万円ほど使いましたので、私としましては大赤字です。お風呂はバランス釜がついていましたが、使えないと思いますので設備ごと交換が必要になると思います。トイレは洋式トイレで下水道に接続されているものと思われますが、ここに関しては一か八かで購入したのでよくわかりません。土地の西側を掘り返したらタイヤなどが埋まっておりましたので、まだ何か埋まっているかもしれません(掘り起こしたごみについては廃棄済み)。リフォームした設備も含めまして、現状有姿での売買となりますのでご了承ください。再建築可能ですが、セットバックが必要なようです。一応庭があり、車も停められます。
