Properties in Japan

Purchased in November last year, 13 guest rooms have been renovated. The hotel reopened in March this year, and sales have been increasing in March, April, and May. We are looking for a change of owner with a yield of 10.7% or more as we want to expand to a second and third operation. The atmosphere is more like 'a seaside cottage' rather than a typical love hotel. It operates as a leisure-type hotel (under the Inn Business Law) that is used by general customers, families, surfers, couples, and business people.

We are considering two types of sale methods. The first is a sale (hotel operation under the new owner). The second is a sale followed by rental (we will continue to operate with a fixed rent income (annual yield of about 12%, minimum rental guarantee of 8 years). You can choose between the two options.

This hotel requires an operating permit under the Inn Business Law. (It is necessary to purchase not only the building and land but also the operating company as is.) The total price for the land, building, and company is as stated below. For rental, the monthly rent is 350,000 yen (monthly yield of 10.7% or more). 売却方法は2タイプを考えております。1つ目は、売却（新オーナーさんのもとでホテル運営）です。2つ目は、売却から賃貸（当方で引き続き運営・定額家賃収入（利回り年約12％。最低賃貸保証8年間）です。左記1、2を選択して頂けます。

このホテルは旅館業法の運営許可が必要です。（建物・土地だけではなく、その運営会社もそのまま購入する必要があるため）土地・建物・会社の総額は下記希望価格です。なお、以降賃料の場合は35万円（月額利回り10.7%～）です。海まで車で2、3分です。波の音が聞こえるほどの位置にあります。只今、営業中ですので、いつでもお見せできる物件です。価格・条件等については柔軟にご対応いたします。
