Yamaguchi Prefecture, Mine City | Approximately 10 minutes by car from Mine Station on the JR Mine Line or Mine IC on the Chugoku Expressway, surrounded by terraced rice fields, multiple plots of land are available for free. The ownership of the target land is concentrated in one person, and the following land categories exist: Residential land (400㎡), Rice and field (3,947㎡), Wilderness (475㎡), Mountain forest (13,115㎡). The residential land is currently relatively clean (only a little grass is growing) and is in a condition where construction can begin immediately. There is a 40-year-old warehouse (47㎡) on the residential land, and the shutter can be used, but it is old, so I think the key needs to be replaced. There are about 4 to 5 houses scattered around the residential land. 土地については、農業委員会の許可を受け、『地目変更登記』を済ませて、現在の状況に応じた地目に変更しております。
具体的には、元々田畑であった箇所は山林や原野、公衆用道路に変えております。
土地の課税標準額は、およそ123万円なので、現行の法律だと贈与税は少額で済みます。
上記にある通り、所有権移転登記の際は、譲受者の方で事前に農業委員会の許可を受ける必要がありますこと、ご承知おきください。
当該手続はご自身でも可能ですし、行政書士に依頼することも可能です(私は行政書士に依頼せずに行いました)。
また、所有権移転登記の際は懇意にしている司法書士に依頼(またはご自身で登記)していただいて構いません。
当てが無ければ私の方で司法書士を手配できます。
その場合の司法書士に払う報酬は、そこまで高くありません。
