The view of Mt. Fuji from the deck is lovely. However, please be cautious as this resort area is quite obscure. Initially developed during the bubble economy, it was well-managed by a management company. However, the management company later went bankrupt, and now the residents' association maintains the area with minimal management. Currently, there is no garbage collection service, and residents must take their trash to the disposal site themselves. The water supply is managed by a well within the resort area, overseen by the residents. The pavement condition is not very good, and repairs are only made occasionally to large holes with surplus management fees. After reading this, many may think, 'Maybe I should reconsider.' However, I like this resort area. The residents' association has begun reforming and improving, making steady progress. Our company supports these efforts, and garbage collection is one of the improvement themes being considered. This is a 'self-managed' resort area, unlike those managed by a management company. It is a minor resort area operated by a small residents' association of about 30 households, so cooperation among residents is富士見デッキが素敵。でも別荘地は超マイナーなので要注意ですよ。

バブル期に開発された当初は、管理会社がしっかりと管理していました。しかし、その後に管理会社が破綻し、現在は自治会が最小限の管理を行いながら維持している別荘地です。
現在、ゴミの回収サービスはなく、住人は各自でゴミ処理場へ持ち込んでいます。水道は別荘地内の井戸を住人が自主管理しています。舗装状態もあまり良くなく、余剰の管理費で大きな穴を時折補修する程度にとどまっています。
ここまで読むと「やめておこうかな」と思われる方も多いかもしれません。しかし、私はこの別荘地が好きです。現在、自治会が改革・改善に取り組み始めており、着実に前進しています。弊社もその取り組みを応援しており、ゴミ回収も改善テーマの一つとして検討されています。
管理会社による管理とは異なる“自主管理”の別荘地です。約30世帯という小規模な自治会で運営しているマイナーな別荘地のため、住人の協力が欠かせない環境でもあります。

外壁は数年前に塗装しています。外壁つなぎ目のコーキングは弾性が保たれ非常に良い状態です。　家の後ろにある屋根付きウッドデッキ（富士見デッキ）は屋根があることが幸いしてか、こちらの状態も良好です。勿論、雨水に濡れる端の方は腐食もありますので、現地でご確認ください。
そうそう、リビングに入って「あれっ？」と感じたのが床の歪みです。傾きと言ってもいいかも知れません。中古住宅ですので、若干の傾きはどんな家でもあるものです。この家の場合、リビングの中心部分が盛り上がっているように感じました。ちなみにオーナーは長年全く気付いていなかったということですが、、、。
ここも現地で一緒に確認しませんか？

貸別荘に関する注意
令和8年4月1日より本別荘地での貸別荘事業はNGとなりました。
3月中に取材を行ったため貸別荘をコンセプトとした紹介となっておりますが、上記の件ご承知くださいませ。

中伊豆ニューライフビレッジで貸別荘できるの？
はい、できます。ただし、次のような条件があります。
管理会社と自治会に事前に協議が必要で、共益費が年間で２万４千円くらい上乗せになります。この金額は確定ではなく、協議の上で、、、のなかで決まってくるのですが、過去の経験からこの程度と思われます。
実際に、この物件の隣の隣は、少し高級な貸別荘で営業中です。

これ、実話です。
現オーナーは、ここを終の棲家として購入し、キッチンを新品に入れ替えるなど要所要所をリフォームしてきました。約１年半前の話です。（R８年３月末時点の話）
家の外回りなどは自分らで手入れをしてきたのですが、ここで売却を決断したのです。なぜ？
自分らの年齢からして、室内の階段、庭の傾斜がきつく感じることに気づいたそうです。
そうです。この家は、終の棲家には向いていません。私もそう思います。
でも、その一方で、、、
この家は、貸別荘とか保養所などには向いていると思います。
富士山がきれいに見えます。段差を利用した広い空間を実現したLDK、そしてそれを囲む幅広のデッキは皆でワイワイ・ガヤガヤできそうです。
それと、多い階段と間取りをよく見比べてみますと、、、なんと、４つの客室は、平面的にも空間的にも接していないんですよ。　これ、プライバシーに気遣った間取りになっているんですね。
終の棲家には向いていないこの家は、複数人で楽しむ家としてはかなりうまく作られていると思います。

【農業やるなら最高】
家の周りに１０枚の田畑。このロケーションは最高ですね。１分で農地パトロールができます。現オーナーは農家ではなくサラリーマンでした。１０枚のうちの１枚だけ畑をやっています。でもでも、このオーナーの性格ですね、他の田畑も毎年耕運機で耕し、雑草だらけにならないように管理しています。すぐに耕作できる状態です。
農地の購入には農地法の許可が必要です。弊社が段取ります。
【農業やらないとしたら、、、】
これらの農地はいわゆる「白地」と呼ばれている農地です。よって、農地以外に転用（キャンプ場やドッグランなど）も可能です。ただし、農業委員会の許可が必要ですので、ご注意ください。また、農地を農地以外（雑種地や宅地など）に変更すると一気に固定資産税が跳ね上がりますのでしっかりとした計画でお進みください。
【建物は未登記です】
昭和２０年建築と思われます。登記をされていませんので、納税通知書から推測した建築年です。屋根はスレート葺にしたりとリフォームを繰り返して現在に至ります。基本的に未登記のままでの売買となりますので、ローンの利用はできないとお考え下さい。
【居住中です】
オーナーは、ここの売却が決まったら、町に降りていく計画です。よって、契約から決済まで２～３か月の時間的な猶予をお許しください。引越し先を決めますので、、、。
そうそう、居住中ですので、現地に行っても、敷地内に勝手に入らないでくださいね。
【仲間山とワサビ田】
オーナーもこの場所は分かっていません。地図上で何とか確認できましたが、現地を特定することができません。こんな土地が２つおまけで付いてきますが、ご承知おきください。一つは、地域の仲間で持っている山の一部。もう一つはその昔、ワサビ田をやろうとしていたと思われる農地です。　この２筆は一切確認することなく、登記簿上の取引となります。
その他
庭木、田畑、家の中を見るとオーナーのきっちりした性格が分かります。築年数は８０年を超えています。品質上の責任は負えませんが、しっかりメンテナンスされている家

A house with a view! This property is located in Fuyodai in Makinosato. The view after climbing 43 steps is truly wonderful, and the fireworks festival in Ohnishi can be enjoyed right in front, even from indoors. However, climbing up and down these stairs every day might be a bit challenging. (Currently, a retired couple lives here and climbs up and down daily...) Now, how about using this extraordinary space as a vacation rental? The zoning is unspecified, and short-term rentals and vacation homes are allowed in this area. 牧之郷にある芙蓉台（ふようだい）の物件です。
階段を43段上った先の眺望はとても素晴らしく、大仁の花火大会は目の前に打ちあがり室内からでも十分楽しめると仰っていました。
しかし毎日この階段を上り下りするのは少し大変かもしれませんね。
（現在は定年を迎えた夫婦が毎日上り下りをしながら生活をしていますが・・・。）
さて、非日常的なこの空間を貸別荘として利用するにはいかがでしょうか？
用途地域は無指定で、民泊・貸別荘はOKな地域です。
近所の方とは上手くお付き合いください。

Close to the Tsukigase Onsen, this is a small one-story house with a 1DK layout. The parking space where I park my red Prius is my own. It took me about 2-3 minutes to maneuver it into this position. Only a light vehicle can be comfortably parked here. There is a parking lot in front of the Kumo Fufu, so it might be better to rent that on a monthly basis (the cost and availability are unconfirmed). By the way... In the past, when this was a rental house, the tenant was somewhat careless and often parked in this passage (right next to the Prius), which turned out to be quite a nuisance. This is an important passage for fire prevention, and in case of a fire, fire trucks need to park here to draw water from the water source for firefighting. Because of this, parking in this passage is absolutely prohibited, so please be careful. While parking is not allowed, you can pass through without any issues, so please rest assured about that. It’s a rural area. There is a neighborhood association for interactions with neighbors. There is usually a monthly collection of about 2000 yen, which is used for managing community security lights, the red 月ヶ瀬温泉の雲風々のすぐ近く。１DKの小さな平屋。
＜駐車場狭し＞
赤いプリウスを駐車しているところが自分の駐車場です。２－３分切り返してこの状態まで入れ込みました。ここは軽自動車くらいじゃないと心地よく停められませんね。目の前に雲風々さんの駐車場があるので、そこを月極で借りる方がいいかも知れません。（金額や、可能性は未確認です）
ちなみに、、、、
過去にここが貸家だった時に、その借主さんが少々だらしなく、この通路（プリウスの真横）に度々駐車していたらしいのですが、これが思ったより大迷惑だったとのこと。ここは、防火用の重要な通路で、火災発生時にはここに消防車を付けて、用水から給水して消火に当たる場所になっています。
そんなこともあり、この通路には絶対に駐車はできませんので、くれぐれもご注意ください。　駐車はできませんが、通行は堂々とできますので、その点はご安心ください。
＜町内会＞
田舎です。隣近所のお付き合いなどの町内会があります。大体月額2000円くらいの集金があり、地域の防犯灯管理や赤い羽根募金、その他の地域活動に充てられています。
＜バス便＞
１時間に1.5本くらいあります。修善寺駅までは500円前後です。このバス停まで、農道を歩けば約３分でたどり着けます。ゴミステーションも同じところです。
＜他＞
１DKって非常にコンパクトです。　でも、南に平坦庭といい空間がありますよ。

A bit rural, but a two-family house has appeared. The first floor is designed for the elderly. I believe this is the first time we have covered this property. "A complete two-family house." Complete means there are two entrances, two kitchens, and two bathrooms. You can live completely separately. On the other hand, there is an indoor staircase, so you can also move around inside the house. There are many areas in Izu that are designated as such. In this case, the slope of the small mountain to the south is steep and designated as a warning area, but this slope also brings another disadvantage: sunlight. Judging by the moss on the second-floor balcony, I think we can't expect much sunlight in winter. There is a beautiful irrigation canal flowing in front, creating a very nice atmosphere, but winters seem harsh. For those who thought, "The onsen hospital is nearby...", I apologize. The hospital is about 5 km to the west, so it becomes a bit far. There is a walkway along the embankment of the nearby Omi River, and across the river, there is the Izu City public pool. For those in the latちょっと田舎ですが、二世帯住宅登場。１階はお年寄り仕様です。

弊社では初めて取材させていただいたと思います。
「完全な二世帯住宅」です。
完全とは、玄関も２つ。キッチンも２つ。風呂も２つ。完全に別の生活ができます。
一方で、命の階段が室内階段がありますので、家の中で行き来することもできます。

伊豆にはこの指定がされている地域は多いです。こ物件の場合、南側にある小山の傾斜が大きく、警戒区域に指定されているのですが、その傾斜のおかげでもう一つデメリットがあります。それは、日差しです。二階のベランダのコケを見る限り、冬の日差しはあまり期待できないのではないかと思います。
目の前にはきれいな用水が流れていて、非常に雰囲気が良いのですが、冬が厳しそうです。

地図上で、「温泉病院が近いし、、、」と思われた方、ごめんなさい。病院は約５ｋｍ西に移動しますので、ちょっと遠くなってしまいます。

近くを流れる大見川の堤防には歩道が整備されており、川向うには伊豆市の市営プールもあります。　人生後半の方には、ウォーキングやスイミング、もしくは、水中ウォーキングなど健康維持にはいい場所ですよ。
１階にご両親を、そして若夫婦は二階で、、、
こんな二世帯住宅が登場です。
そうそう、鉄骨階段や、外壁など少し手を入れたくなる箇所があります。

It's old, but you can live in it as is. Please read the comments regarding the difficulty of reconstruction. The term 'difficult' rather than 'impossible' is used because there is a possibility. The reason lies in the road that this house is adjacent to. This road is a certified city road managed by Izu City, and it is a road that you can use without hesitation. On the other hand, when considering the Building Standards Act, it states that 'it must be adjacent to a road defined by the Building Standards Act,' but the point is that the 'certified road of Izu City' that this property is adjacent to is unfortunately 'not a road according to the Building Standards Act.' There is a certified city road of Izu City just 10 meters away, which is wider and qualifies as a road under the Building Standards Act. In simple terms, it was just a little bit short. It's unfortunate. However, there is a lifeline in the form of an exception provision for this 'just a little bit short.' This land seems to have that possibility. However, this will be examined with a specific construction plan, so even if you simply ask, 'What is the current situation?' they will not condu古いですが、このまま住めます。再建築困難に関しては、コメントをお読みください。

「不可」でなく「困難」と表現しているのは可能性があるからです。理由は、この家の接している道路にあります。この道路は伊豆市の管理する認定市道です。堂々と通行して構わない道路です。
一方で、建築基準法を考えたときに「建築基準法で定めた道路に接していなければならない」とあるのですが、ポイントは、この物件が接している「伊豆市の認定道路」が残念ながら「建築基準法でいう道路ではない」というところです。　１０ｍ先には、同じ伊豆市の認定市道がありますが、こちらは幅員も広く、建築基準法でいう道路です。
簡単に申しまと、もう少しのところだったね。残念でした。ということになります。ただ、この「もう少しのところ」には例外規定という助け舟があります。この土地はその可能性がありそうなのです。ただ、これは、具体的な建築計画をもって審査されるので、「現状どうですか？」と簡単に聞いても審査してくれず、弊社の広告では「再建築困難」と表現させてもらっています。

写真でお分かりかと思います。この土地は、土砂災害警戒区域・特別警戒区域に指定されていますが、その対策工事が半分（東側の山）終わっています。
西側に関してはまだ調査中ですが、今後、計画されていくことと思いますが、詳細は未定です。

築年数に見合った感じの品質状態です。金額もそれらを加味した設定にしています。このまま住んでも良し、少し手直ししても良し。金額が低めですのでいろんな方の要望をかなえることができそうです。
