1階より2階の家賃が安い？？
同じ建物の1階も募集中ですがこちらのお部屋の方が2,000円家賃がお安いのです。
理由は1階のお部屋だけ浴室とキッチンがリフォーム済だから。それだけです。
見比べてしまうとどうしてもリフォーム済みの方がきれいですからね。
エアコン新品2台設置済
3DKの間取りで洋室と和室に新品のエアコンが1台ずつ設置されています。
エアコンを自分で設置する必要がないのはうれしいですね！

こちらの物件では町内会に加入していただき「区費・班費」の負担、ゴミステーションの清掃当番があります。
ゴミステーションの清掃当番は年に1～2回程度なので比較的負担は少ない方だと思います。

＜昭和の家ですが、、、＞
ボチボチ６０年を経過する家ですが、内臓は生まれ変わっています。例えば、浄化槽。地面から顔を出していた見るからに古い浄化槽は最新（合併タイプ）に入れ替わっています。　サッシの色を見てください。この色が昭和３０年代にある訳がありません。シングルガラスではありますが、間違えなく過去にリフォームされています。そうそう、雨戸は断熱材入りのものが使用されていました。
さらにさらに、浴室もピンクのユニットバスに入れ替えられています。ズバリ、清潔です。
基本的な部分に昭和を残しながら脱昭和のリフォームがされている平屋です。
＜もう一部屋欲しい？＞
そうですね。こればかりは何ともできません。
でも、言い訳になってしまいますが、広縁が本当に広いのでここをリビング的な使い方ができています。そして、オーナーの手作りとのことですが、広縁外にある屋根付きデッキがいい感じで同じ空間を広げています。部屋数よりも大きな空間を感じる物件です。
＜海望む＞
天気予報に反して撮影日には曇ってしまいました。海も見えませんでした。　本当に残念ですが、ここは現地見学の楽しみに取っておいてください。
見えないと思っていた海が見えるともっと感動しますよ。
＜段々畑＞
海に向かって土地は下がっています。おかげて海を広縁から望むことができるわけです。で、その段々畑のサイズは写真で良ーくご覧ください。現オーナーは基本的に別荘利用でしたので、このサイズは大満足だったようですが、あなたには大きすぎ？小さ過ぎ？
＜総合＞
前面道路から同じ高さで、海に向かって敷地が下がっていることにより海の眺望が確保できる。これこそ私が理想としている土地の形状です。
今の家は築６０年を経過しようとしています。場合によっては、しばらく利用したのちに建て替えてもいいかも知れませんね。二階建てにでもしたら、展望台のような眺望が期待できそうです。

中伊豆ニューライフビレッジで貸別荘できるの？
はい、できます。ただし、次のような条件があります。
管理会社と自治会に事前に協議が必要で、共益費が年間で２万４千円くらい上乗せになります。この金額は確定ではなく、協議の上で、、、のなかで決まってくるのですが、過去の経験からこの程度と思われます。
実際に、この物件の隣の隣は、少し高級な貸別荘で営業中です。

これ、実話です。
現オーナーは、ここを終の棲家として購入し、キッチンを新品に入れ替えるなど要所要所をリフォームしてきました。約１年半前の話です。（R８年３月末時点の話）
家の外回りなどは自分らで手入れをしてきたのですが、ここで売却を決断したのです。なぜ？
自分らの年齢からして、室内の階段、庭の傾斜がきつく感じることに気づいたそうです。
そうです。この家は、終の棲家には向いていません。私もそう思います。
でも、その一方で、、、
この家は、貸別荘とか保養所などには向いていると思います。
富士山がきれいに見えます。段差を利用した広い空間を実現したLDK、そしてそれを囲む幅広のデッキは皆でワイワイ・ガヤガヤできそうです。
それと、多い階段と間取りをよく見比べてみますと、、、なんと、４つの客室は、平面的にも空間的にも接していないんですよ。　これ、プライバシーに気遣った間取りになっているんですね。
終の棲家には向いていないこの家は、複数人で楽しむ家としてはかなりうまく作られていると思います。

Googleのストリートビューでご覧いただければ分かるかと思うのですが、大きめの空き地が一気に開発分譲されました。そして、ここ数年で家がどんどん新築されたわけです。新築だらけのきれいな一角が誕生したのです。この区域に大木が一本も無いのは伊豆高原にしては奇跡です。

海が見える訳でもないのですが、生活便利な完全平坦地ということでしょうか？　本当に一気に家が建築されました。

弊社本社の大家さんです。ですから弊社は１８年のお付き合いがあります。しっかりした会社です。ちなみに隣の新築も本年売却されましたが、ここもこの会社が建築しています。田畑建設さんです。
【生活】
子育ても大丈夫です。幼稚園、小学校、中学校すべて徒歩圏です。ただ、流石に高校は無理です。電車を使うことになりそうです。
買い物もスーパー、郵便局など徒歩圏ですが、実際には車を利用する方が断然便利です。それが伊豆です。また、周囲は平坦ですのでウォーキングなんかも安心してできます。
もっと広い範囲の生活を考えますと、磯釣り、ウォーキング、トラッキング、ゴルフ、サイクリングなど伊豆半島にはたくさんの楽しみがあります。そうそう、私もやっているパラグライダーも３か所ありますよ。

牧之郷にある芙蓉台（ふようだい）の物件です。
階段を43段上った先の眺望はとても素晴らしく、大仁の花火大会は目の前に打ちあがり室内からでも十分楽しめると仰っていました。
しかし毎日この階段を上り下りするのは少し大変かもしれませんね。
（現在は定年を迎えた夫婦が毎日上り下りをしながら生活をしていますが・・・。）
さて、非日常的なこの空間を貸別荘として利用するにはいかがでしょうか？

Spanish-style mansion

This is a Spanish-style building with an indoor courtyard (patio). Many tiles imported from Spain are used. The exterior walls are made of stone imported from America, and many of the interior decorations are made in Italy, making it a mansion with parts from various countries around the world.

It has central air conditioning. Therefore, only vents are open in each room, and there are no protrusions like indoor air conditioning units.
A little aside from the owner...
When I come to this villa in winter, even with the air conditioning on, the first floor is cold for the first few hours. I hear that now you can remotely turn it on from Tokyo, but I ask someone to turn it on for me... so they say.

With a standard villa contract, it takes about half a day to fill a large outdoor bath. Therefore, a water storage tank sized for the outdoor bath has been installed to accommodate this size of bath. A circulation system that also controls temperature and removes impurities is also operating well.

＜スペイン風ですが、、、＞
屋内に中庭（パティオ）を有したスペイン風建築です。　スペインから取り寄せたタイルが多数使用されています。　外壁はアメリカから取り寄せた石を使用し、室内装飾にはイタリア製のものが多いなど、世界格国のパーツが入った豪邸です。
＜空調＞
セントラル空調です。ですから、各部屋には通気口だけが口を開けており、エアコン室内機などのでっぱりはありません。
ちょっとオーナーの余談ですが、、、
冬にこの別荘に来ると、この空調を入れても一階が最初の数時間寒いんだよ。今なら、リモートでスイッチを東京から入れることもできるらしいけど、私は人に頼んでスイッチONを依頼しているんだよ。・・・とのことです。
＜温泉とタンク＞
普通の別荘１軒分の契約ですと、大きな露天風呂を一杯に満たすには半日くらいかかってしまいます。
そこで、露天風呂サイズに合わせた貯水タンクを設置してこのサイズの風呂に対処しています。温度や不純物除去も同時に行う循環設備も元気に稼働しています。
＜見学＞
ここは注意してお読みください。
東京から少々高齢なオーナーが立会いに来ます。よって、日程調整が必要になりますこと、悪しからずご了承ください。
＜家具など＞
多少の誤差ありますが、基本的に居抜きです。オーナーが海外から集めた家具や備品はこの家用のデザインであり、この家の一部になっています。そのあたり、ご理解いただきました上で、ご検討ください。
＜セキュリティー＞
敷地に立ち入ることはもちろんですが、周囲で不審な動き（写真を撮るなど）はご遠慮ください。セキュリティー装置が作動する可能性があります。
＜最後に＞
私の２０年の不動産経験の中でも最高の豪邸です。お声をかけていただきましたとき、非常に緊張してしまいましましたが、オーナーご夫妻の人人柄に触れ、すごく安心しました。これがお金持ちの余裕なんだな・・・と。
この物件は、やはり心も懐も余裕を持ったいい人に引き継いてもらいたいとオーナー同様に思っています。そんな方をお待ちしております。

This is a Japanese-style building and workshop that resembles a temple. The details of each component are explained on YouTube. It is located one block in from National Route 135, in a former joinery shop that serves as both a residence and workshop. The location is about a 4-minute drive from Izukogen Station, which is quite rare in Izukogen as it is not in a resort area but in a residential area. The parking space is spacious enough to accommodate more than five cars if parked well. First, looking at the residence... There are 8 rooms, and the volume of the building is very large, but what is even more surprising is the quality of the materials. You can see that each ceiling, pillar, and floor material has been carefully crafted. What impressed me the most was the smoothness of the fusuma (sliding doors). It was a feeling I had never experienced before (I can't quite put it into words...). The details of the materials and the smooth movement of the fusuma are explained in a YouTube video with the owner, so please take a look. Next is the workshop. There is a reinforced concrete section under the residence. It is a very spacious area, and since it has windows, the air can circulatこれ以上値引き不可。現状です。残置物撤去もできません。元建具屋さんの自宅です。
国道135号線から1本内側に入った位置にある元建具屋さんの居宅兼作業所です。
伊豆高原駅まで車で約4分という立地、別荘地ではなく住宅地という点も伊豆高原ではなかなか珍しいかもしれません。
駐車スペースは上手く停めていけば5台以上余裕な広さです。
まず、居宅から見ていきますと､､､
8部屋と建物のボリュームがとても大きいのですが、それ以上に驚かされるのが【部材の良さ】です。
天井や柱、床材の一つ一つにこだわって造られていることが分かります。
特に私が感動したのは【襖のスルスル感】です。
今まで体感したことのない感じでした。（上手く言葉に出来ませんが…）
各部材のこだわり、襖がスルスルと動く様子についてはYouTube動画にてオーナー様と一緒に解説していますので、ぜひ一度ご覧ください。
次に作業所です。
居宅の下に鉄筋コンクリート造の部分があります。
とても広い空間で、しかも窓付きですので空気もしっかりと抜けますね。
その横、敷地の一番奥側には木造2階建ての作業所があります。
こちらも人が出入りして作業するには十分な状態だと思います。
本物件についてはレポートでは表現しきれない良さが随所に見受けられますので、まずはYouTube動画で驚いていただき、現地を実際にご確認いただいて更に驚いていただけると思います。
上手く表現することが出来ませんが、それくらい質と格の高い【まるでお寺のような物件】です。

The reason this property exists here is due to a vested right that existed before it was designated as an Urbanization Control Area. This vested right allows for future rebuilding, but it comes with the condition that the scale and purpose must be "of the same scale (up to 1.5 times expansion is possible) and of the same use." With this background, this property exists here in isolation, and it is expected to remain in isolation in the future. この家はなぜここに建築されたの？
この家は、市街化調整区域に指定される以前に適法に存在していたからです。この既得権により、将来の建替えも可能です。ただし、以下の制限があります。
・大きさは「211.59㎡(64坪)」まで・・・延べ床
・種類は「居宅」・・・・・旅館などはNG
・場所は「今とほぼ同じ場所」・・・富士山寄りはNG
です。
前所有者
前のオーナーは、建設会社を経営していた方で、お孫さんらをここに招き、一緒に露天風呂を楽しんでいたと聞いています。敷地のほとんどは獣除けのフェンスで囲まれており、庭は大型犬が走り回っていたようです。実際に、鹿、イノシシが出没する地域です。
裏門の半分は越境
今回の売買に際し、お隣りの山林所有者と境界の確認を行いましたところ、裏門の半分くらいが越境（お隣さんの土地に入っている）ということが判明しました。こちらは、その旨の覚書を交わしてはっきりした状態にしてあります。
北側の山林３０００坪に関して
境界の明示は行わず、公簿上の売買となります。隣地も山林であり、広大な敷地のためです。悪しからずご了承ください。
生活
水道は公営水道。下水は個別浄化槽。電気は東京電力。TVはアンテナ。ガスはプロパン。前面道路は公道（市道）。不安な要素はありません。
ただ、公共のバスなどはありませんので、車は必須です。
固定資産税は年額で７万円以下です。別荘地ではありませんので、管理費などはございません。が、逆に地域の町内会への協力が必要な地域です。
ゴミは地域の自治会で管理するゴミステーションを利用するか、クルマ７－８分にある「大仁清掃センター」に持ち込むことになります。自治会のゴミステーションは曜日が決まっていますが、大仁清掃センターは平日なら毎日。日曜日も月に２回、このセンターは営業しているは別荘族にはうれしいかと思います。
未登記家屋あり
メインの平屋の裏に床が抜けそうな古い小屋、そして駐車場などの未登記家屋があります。また、メインの平屋住

About 30 times a year, an unbelievable view appears with the sea a deep blue and the islands clearly visible. (→ This part may be pointed out by the Real Estate Transaction Business Act. Tankers and large cargo ships heading south in front of the island create a lovely scene that changes daily.

There is no garden.
Well, actually, there is one, but it’s not a troublesome garden. For those who think of gardens as "a hassle with overgrown plants,ズバリ、眺望物件！余計な庭が無く、まるでマンションのような一戸建です。

あかざわ恒陽台別荘地は、ズバリ眺望別荘地です。そんな中でもこの家、すごいんです。わざわざ２階にリビングを持ってきているのは理由があります。そうです。眺望です。
具体的には、、、、
大島はもちろんですが、最高に（土屋の個人の意見ですが、、）感動するのは、伊豆七島が見えることですね。　　真正面の太平洋を挟んで北にドカンと大島、そして南に目を向けるとそこに三角の利島、そして、その隣に巨大UFOの着陸かと思わせる新島・・・・。　年に３０回くらい、海が真っ青、島くっきりのこの世のものと思えない絶景が現れます。（→この部分は宅建業法で指摘されるかもしれません。されたら削除させていただきます）
島の手前を南下していくタンカー、大型貨物船も日々変化する素敵な光景です。

庭がありません。
いえ、ほんとはちゃんとありますが、厄介な庭がありません。庭を「草木が生えて大変なのよ」と、庭を厄介者だとお考えの方には最高な物件です。庭らしい庭はありませんので、庭木のメンテナンスは極小です。マンションの「カギ一本だけで帰ってきました」みたいな感覚で楽しめます。
そうそう、もう一つ。ここは別荘地の無料バスのバス停がすぐそこです。

アイアンの統一された照明器具、一体何種類のクロスが使われえているのでしょう？　そして、リビングのダイニングテーブルセット、、、、。現オーナーはデザイン関係のお仕事をされています。そんなことから、自らの別荘には最高なものを使われているんですね。
家は、積水ハウス。当時のシャーウッド仕様です。地震に強い構造ですので末永くお楽しみくださいね。

We covered a property in Shuzenji New Town that has hot springs and a view of Mount Fuji. 修善寺ニュータウンの温泉＋富士山の見える物件を取材しました。
修善寺ニュータウンにはいくつか眺望のいい物件がありますが、ここは一番南側の通り（一番高い位置）に面した物件のためこの眺望は圧巻です。
北側の家は一段下がっているためこの眺望を遮ることはありません。
修善寺ニュータウンにはバスが1日2本しか通りません。
将来的に車を手放した生活をお考えの方は注意が必要です。
温泉
月に20㎥まで基本料金で熱い温泉を利用することができます。
一般的な浴槽が大きくても0.3㎥のため、毎日お湯をためても基本料金内でおさまります。
追炊きはありませんが、お湯がぬるくなれば足し湯をすればOKです。
現オーナーは夫婦＋子供の3人暮らしをしてましたが、一度も基本料を超えたことは無いとのことです。
設置してある家電に関して
エアコン3台（リビング/ダイニング/寝室）と洗濯機/冷蔵庫が設置してあります。
どれも2022年に購入をしたものです。
不要であれば撤去しますし、もらっていただけるのであればこのまま置いて行っていただけるようです。
※テレビに関しては持ち帰るとのこと。
外壁塗装
2022年に屋根及び外壁の塗装を行っています。
まだ4年弱のため状態は良好ですが、4年でどれだけ傷みがあるのかは現地で充分にご確認ください。
