The construction method uses traditional building styles with wooden joints, showing a commitment to craftsmanship.バブル期に建築された古民家風の物件です。会社でのリモート勤務を機に、以前より考えていた田舎と都会の2拠点生活を始めようと昨年購入しました。仕事が忙しくなり、また、リモートではなくなってしまい、維持管理が難しくなってしまったので売却したいと思っています。

トイレは3年ほど前にリフォーム済みです。洋室も床を無垢のフローリングに変えました。畳の表は、昨年張り替え済みです。井戸ポンプ、給湯器は3年前に交換済みです。特に修繕しなくても住むことは可能かと思います。古民家風のため、夏は涼しく快適ですが冬は寒いです。断熱はほぼ無い状態ですので、断熱対策をおすすめします。残置物がありますが、契約後、当方にて撤去いたします。柱や梁は、今ではお目にかかれないような立派なものが使われています。工法も昔の建築様式で木組みなど使われていて、こだわりを感じます。和室の壁は土壁でこちらもこだわった造りとなっています。築年月は経っていますが、躯体としてはまだまだ持つと思います。昨年、購入時にインスペクションも実施しており、特に問題はありませんでした。

お庭もすごく立派で、四季を感じられます。梅や柿の木もあり、収穫すれば梅干しや梅酒、干し柿などもできると思います。水道はおそらく深井戸できれいなお水が出ます(水質検査済み)。井戸ポンプも3年ほど前に交換済みです。家の裏手が沢になっているので、災害対策としても有用かと思います。現状でのお引き渡しを希望します。お引き渡しは残置物の搬出および倉庫の確保を要しますため、契約から1ヶ月ほどお時間をいただきたいと思います。

接道は家の裏手の沢に架かる橋を超えた、幅2m強の砂利道になります。昔から道として存在していた道路で、私道ではありません。いわゆる、さくば道というものになります。都市計画区域外の地区のため、問題はないと思います。母屋の他に離れがあります。ただ、離れの屋根が少しお隣の土地に越境しております。お隣さんとの関係は問題なく、越境部分についての覚書もありますので問題はないかと思います。
