Properties in Kawazu Cho, Shizuoka Ken, Chubu, Japan

This location offers a view of Izu Oshima floating in Sagami Bay, and beyond that, the Pacific Ocean. It is a blessed location with no worries about tsunamis and close to the sea. The parents were captivated by this view and built this former pension. It has been cherished while undergoing repairs. There is a courtyard, fruit trees (New Summer Orange), and garden space, making it suitable for a shared villa or atelier.相模湾に浮かぶ伊豆大島そしてその先には太平洋が望める位置です。津波の心配も無し・海も近い恵まれたロケーションです。両親がこの景色に魅せられ、建てた元ペンションです。修繕を重ねながら大切にしてきました。中庭や果樹（ニューサマーオレンジ）や畑スペースがあり、シェア別荘やアトリエ等にも向きます。

It's a hot spring ryokan. It faces the river. Please check out the drone footage on Youtube. There is no other land between the river and this property. I think this is interesting. Currently, the ryokan does not seem to utilize its relationship with the river for services, but I feel there could be interesting ideas depending on creativity. It's old vs. the renovation is interesting. It has three floors. The entrance and front area of the ryokan have a nice feel. However, the guest rooms and corridors on the second and third floors feel quite old. On the third floor, you can even feel a tilt in the corridor (please check on-site). On the other hand, the dining area on the first floor has been renovated and offers an attractive space. There are several small private rooms for small groups. The bath... it's a hot spring, but the temperature doesn't seem very high, and it seems necessary to reheat it with a boiler. It is said that they are getting it from the neighboring ryokan, but according to the owner, the cost is a fixed monthly fee of 30,000 yen. It seems a bit difficult to operate the current ryokan as it is. It seems necessary to operate with a new concept that involves some 温泉旅館だよ

Youtubeにてドローン空撮をご覧ください。川との間に他人の土地はありません。これ、面白いと思います。現在の宿はこの川との関係を利用したサービスはないようですが、アイデア次第では面白い仕掛けができるような気がします。
古いです　VS　リフォーム面白いです
３階建てです。
旅館の顔の部分（入口からフロント周り）はいい感じです。がしかし、２階、３階の客室や通路は古さを十分に感じます。３階に至っては通路に傾きも感じます（現場でご確認ください）
その一方で１階のお食事処はリフォームされて魅力的な空間が広がっています。ちょっとした小グループの個室が数か所あります。
風呂、、、、温泉ですが、その温度はあまり高く無いようでボイラーで再加熱する必要がありそうです。お隣の宿から分けてもらっているとのことですが、費用はオーナーによると月額３万円の定額とのこと。
現在の宿の形でそのまま営業するのは少し無理がありそうです。ハード的にもソフト的にもひと工夫した新たなコンセプトでの運営が必要なように思います。
屋内温泉風呂、露天風呂、プール、中庭などネタはあります。あとは、どうやって磨くかにかかっている物件かなと思います。
