Description

Land for apartment use. Alternatively, suitable for individuals looking to build a (single-family home) + (farmland). A permit for conversion from farmland is required to construct a building. ■ For general residences: It is not possible to convert all farmland into residential land. A maximum of 150 tsubo can be converted, so about half of this site can be developed into residential land. The remaining portion must remain as farmland. In other words, only those who intend to engage in agriculture (even a home garden is acceptable) and build a house can construct a personal residence. ■ For apartments: An apartment of up to 200 square meters (60 tsubo) can be built. Therefore, as a guideline, it could accommodate about four households? Larger apartments are not possible due to the entrance having only a 2-meter road frontage. Is the entrance access narrow? The xx family, who have a building at the entrance, are relatives of the landowner. Currently, the access road to this land has only 2 meters of ownership. This width is sufficient for constructing a building on the land, but considering actual vehicle access, it is too narrow. Thereforアパート用地。もしくは(戸建)+(農地)の個人の方向き。

建物を建築するのには、農地転用の許可が必要です。
■一般住宅の場合
農地全部を農地転用することはできません。最大で150坪ですから、この敷地の約半分くらいまで宅地にできます。で、残りは農地のまま残す必要があります。つまり、農業(家庭菜園でも可)をやるし、家も建てるというこの2つを併せ持った方のみ個人の家を建築することができます。
■アパートの場合
200㎡(60坪)までのサイズのアパートなら建築できます。ですから、目安としては4世帯くらいでしょうか? それ以上のアパートは不可能です。その理由は入口のところの接道間口が2mしかないからです。
入口の進入路が狭い?
入口に建築されているxxさんは、本地所有者の親族です。現在、本地の進入路は間口2mのみ所有権があります。これは、本地に建物を建築するのに十分な幅員ですが、実際の車の乗り入れを考えますと狭すぎます。
よって、ここは、xxさんの土地2mと本地の2mを互いに通行を認める「通行地役権」を設定して互いに広々と使う計画でいます。そうすれば、4m幅の通路を余裕で出入りできます。

親族の家の周囲約3mくらいを新たに境界とする予定です。それを元に残地計算しましたら、約328坪が売買の対象となる見込みですが、これは増減する可能性がありますので、そんなつもりでご検討ください。

横には伊豆箱根鉄道が走っています。空には東京電力の高圧線が走っています。
