An unusual floor plan and an intriguing stairwell — the stairwell feels like it might be the key to making the most of this house.

Located in Zushi City’s Sakurayama 9-chome, right around the border between Zushi and Hayama. From the Nagisabashi intersection you turn toward the sea and then into a small lane into the residential area. The property is less than 100 meters from the shore, but a water-purification plant sits on the waterfront so the sea view at ground level is only a glimpse; that said, you can’t help but hope the view opens up from the second floor.

When you enter the front door you’re immediately faced with three options: up, down, or straight ahead. That’s because the entrance sits on the stair landing. On the same level as the entrance are the bath and washbasin; the upper floor contains the living-dining-kitchen (LDK), and the lower floor houses the private rooms. I hesitated, but decided to go upstairs.

逗子と葉山のちょうど境目あたりの逗子市桜山9丁目。渚橋の交差点を海側に曲がり、さらに小道を入った先の住宅地。海まで100メートルもない立地ですが、海際に浄水場が建っていたりして、地上レベルからは海はちらっとしか見えないのが惜しいけど、2階からはどうかなと期待しながら向かいます。

玄関を入ると、いきなり３つの選択肢。上るか、下るか、直進か。そう、玄関は階段の踊り場にあるのです。玄関と同じレベルに風呂と洗面、上階はLDK 、下階は個室。迷ったけれど、階段を登ることにしました。

リビングには建物の隙間から海が見えるコーナーにガラス窓が設けられていて、庭木越しとはいえ、海が眺められるのが嬉しい。窓がたくさんあって明るいのですが、さらにトップライトが2ヶ所あったり、階段室との間に大きなガラス窓があったりと、明るさや抜け感にこだわった作りです。

これはいいなと思ったのが、キッチンの奥の小部屋。板張りの壁で、窓からは逗子海岸ビュー。2畳ほどの小さな部屋ですが、落ち着ける書斎になりそうです。

1階に降りると、和室と洋室がふた間続きになっていて、和室からは庭に出られます。洋室は寝室として、和室は庭を眺められる仕事場や作業部屋にしたら気持ちが良さそう。

庭にはツゲやヤシがワイルドに茂っており、隣家の庭と地続きですが、中央でなんとなく仕切られているので、お互いに配慮しながら使っていただければ。

たくさんの絵を壁一面に並べたり、ハンギングプランツを吊るしてグリーンで満たしてみたり。照明にこだわって、階段室からの光を他の部屋から楽しむ、なんてのもいいかも。天井の高さと他の部屋からの見え方をいかして、いろいろ試してみていただきたいのです。

I recently learned a new word — “kijuku” (木熟) — which refers to fruit that is left to ripen on the tree rather than being harvested and ripened in storage. It was new to me, and it made me wonder how that idea might translate to a house. This home, built by GITAKU, can be regarded as one of their earlier residential projects. This property is Pacific Garden Chigasaki, a condominium built on the site of the legendary Shonan hotel, Pacific Hotel Chigasaki. The hotel's name still lingers in people's minds, and visiting this condominium gave me a renewed opportunity to consider its appeal.

As a luxury condominium built on the former hotel grounds, it still feels fresh and distinguished, but the building is already in its 26th year — a quarter of a century has passed. That passage of time has begun to add a certain character and charm.

Our visit took place on a cloudy day, which turned out to be a blessing in disguise: it allowed us to appreciate the building’s overall atmosphere from a different perspective.

What impressed me most was the landscaping. The overall site plan provides generous open spaces, and there are many planted communal areas that feel very grounded and mature.

This unit is located near the main entrance of the condominium, so it is not on a path that encourages leisurely exploration of the shared gardens, but even so, I think residents can fully enjoy the happiness of living in a building with these communal green spaces.

湘南の伝説的なホテル、パシフィックホテル茅ヶ崎。その跡地に建てられたマンションが今回の物件、パシフィックガーデン茅ヶ崎です。言わずと知れた存在のように感じてしまいますが、あらためてこのマンションについて考えてみたくなる、そんな機会になりました。

パシフィックホテルの跡に建てられた高級マンションとして、いつまでも新しい印象があるのですが、それでもこのマンションもすでに築26年目。つまり四半世紀を経過し、それなりに年を重ねてきています。この時間の積み重ねがそろそろ味わいになってきたのかなと思わせるのです。

今回の取材は曇天の日に行うこととなったのですが、これが不幸中の幸いといいますか、マンション全体の雰囲気を違う感覚で味わうことができたように思います。

大きく印象に残ったのは植栽です。ゆったりと空地を設けた全体計画の中で、たくさんの植栽スペースの共有部分があるのですが、それらがとても地に足ついている感じがするのです。

今回の物件はマンション全体としてはメインエントランスの近くなので、共有部分をゆったり味わう動線のアプローチではないのですが、それでもこうした共有部分のあるマンションで暮らすことの幸せは十分に感じることができると思います。

こうした前置きをした上で、今回の物件をみていくと、また良さが一味違う気がするのです。LDKからは大きな窓の向こうに広がる木々の葉が、緑のカーテンのように通の視線を遮ってくれます。サーフィンに行き交う人々や車、自転車の喧騒を心地よく感じるこの距離感は木々が成長してくれたおかげなのか、はたまた自分たちも年を重ねてきたからなのか。

LDKのサイズもゆったりとしていて、隣り合う洋室2やキッチンをつなげた空間として考えれば約25帖の空間であり、さらに奥行きのあるバルコニーもあるので、フラットな動線で外部にまでつながる空間を楽しめます。湘南というエリアを築き上げてこられて、今ではご高齢になられ、上下階の移動にはむずかしさを感じる方でも楽しめるな。そんなことを考えてしまいました。

もちろん年代は問わず、海への距離はとても近いので、海遊びを楽しみたい方にもおすすめしたいです。今回の物件の間取りはアクティブな生活をイメージして作られた玄関土間がポイントなのですから。
