さらに敷地の南側にはドッグラン？畑？なんにでも活用できそうな庭があるので伊豆に移住したい方にはぴったりな物件です。
※西側に大きな林があるため午後の日差しは期待が出来ません。
居住+賃貸がおすすめ
1階も2階も同じような間取り（各階2DK）をしていますが、家の品質は圧倒的に1階の方が勝っています。
1階は戸建て用
2階はアパート用
こういった表現がまさに適正です。
実際には前オーナーも同じように1階に自分たちが住み、1階には賃貸で貸出をしていたようです（当時の賃料は55,000円でした）
が、少しこだわれば賃料を60,000円に設定しても入居者入ると思います。
庭部分にネットを張り、ドッグラン付のアパートにすることが出来れば60,000円（もう少し高くてもいいかも）でも入居者はいそうです。
実際に伊豆高原でペット可の物件を探している方からのお問い合わせを多く頂きますが、そういった物件が無いためお断りをしております。

This is a former joinery shop's home and workshop, located one block inside from National Route 135. It is located about 4 minutes by car from Izu Kogen Station, and it is a residential area rather than a villa area, which may be quite rare in Izu Kogen. The parking space is large enough to fit more than 5 cars if you park well. First, looking at the home... The building has 8 rooms and is very large, but what is even more surprising is the quality of the components. You can see that the ceiling, pillars, and flooring were all carefully crafted. I was particularly impressed by the smoothness of the sliding doors. It was a feeling I had never experienced before. (I can't put it into words well...) There is a reinforced concrete section under the home. It's a very spacious space and has windows so there's plenty of air to pass through. 国道135号線から1本内側に入った位置にある元建具屋さんの居宅兼作業所です。
伊豆高原駅まで車で約4分という立地、別荘地ではなく住宅地という点も伊豆高原ではなかなか珍しいかもしれません。
駐車スペースは上手く停めていけば5台以上余裕な広さです。
まず、居宅から見ていきますと､､､
8部屋と建物のボリュームがとても大きいのですが、それ以上に驚かされるのが【部材の良さ】です。
天井や柱、床材の一つ一つにこだわって造られていることが分かります。
特に私が感動したのは【襖のスルスル感】です。
今まで体感したことのない感じでした。（上手く言葉に出来ませんが…）

次に作業所です。
居宅の下に鉄筋コンクリート造の部分があります。
とても広い空間で、しかも窓付きですので空気もしっかりと抜けますね。
その横、敷地の一番奥側には木造2階建ての作業所があります。
こちらも人が出入りして作業するには十分な状態だと思います。
本物件についてはレポートでは表現しきれない良さが随所に見受けられますので、まずはYouTube動画で驚いていただき、現地を実際にご確認いただいて更に驚いていただけると思います。
上手く表現することが出来ませんが、それくらい質と格の高い【まるでお寺のような物件】です。

トイレの真上の部屋なので、給排水の接続も比較的容易と思います。
前面道路は
県道80号（熱海大仁線）に面しています。
交通量も多いですが、道路幅員も広いので事業用としての利用もおすすめです。
価格はどんな？
一般的なガレージと比べ、2階にスペースがある分少し値段は高めと思います。
一方でこのエリアの土地の取引額は約15万円/坪のため、土地の評価額750万円＋建物と考えればお買い得な物件と思います。
今は建築費用が高騰していますからね・・・。

ここを通る車はほとんどないことがお分かりいただけると思います。お隣さんは定住の方のようですが、このあたりは本当に静かです。
広い庭
敷地の端に畑を楽しんでいた形跡があります。伊豆高原では畑ができるような土地は少なく、ほとんどが火山岩なのですが、この家では畑ができそうです。

駐車場が無いのが最大のネックですが、それさえ解消できれば夢のある平屋と感じました。

伊東市湯川にある、海を眺めるために山を上がっていくぞ！といったタイプの別荘地（一般住宅地？）ですが残念なことにこの家は海を眺めることが出来ません。
とはいえ最上部に位置する物件のため夏の花火大会はすさまじい眺めになると想像ができます。
別荘地？一般住宅地？
管理会社は入っておらず、自治会で上手く運営しています。
例えば水道は伊東市の公共の水道を利用していますが、独自の手法を取っています。
自治会で管理している貯水槽に水をため、そこから各個へは自治会の私設管を利用して水道を配管しています。
そのため水自体は公営の物ですが、配管等が私営の物を利用しているためこのような水道名義変更料がかかったりします。
同様に町内会費が2,000円/月と少し高額なのも、ゴミステーションの掃除当番制ではなく、業者を手配している関係でこのような形となっています。
このようなことから別荘地のような一般住宅地戸いう表現をさせて頂きました。
5,000㎡の畑
ドローンの冒頭及び写真でも少しだけ説明している畑についてです。
現在のオーナーさんが草刈りをすることを条件に無料で借りているとのことです。
この畑にたどり着くのにも3人の他人の私有地を通るなど、将来的には少しだけ問題も発生しそうですが交渉次第ではこの畑を引き継ぐことも可能かも？とのことです。
とはいえあくまで無料で借りている畑です。
将来のことは断言できません。

別荘に来てまで　お隣さんに気を使いたくない　ですよね。ここはお隣さんとはほとんど無縁で、道路だけに囲まれています。唯一土地が接しているお隣さんは、この物件にとっては裏になるんです。
石積みで世間よりちょっと高く
道路が海だとしたら、自分の庭はまるで船のようです。この船に乗って、ワンちゃんを自由に放しても逃げないと思います。そんなことを考えていたら、植木には申し訳ないですが、芝庭にしたくなりました。（最近、我が家では犬を飼い始めました）
家の造り
しっかりしています。リビングの写真に注目してください。床、そして天井の木部の様子で、「安っちー家」ではないことがお分かりいただけると思います。
普通の木造の家の場合、軒天から古さが現れ、段々とと見苦しくなってきますが、この家はここをモルタルで包み込んでいますので、見苦しさを感じることがありません。
家全体の構造もサイコロ型で、屋根の切り方もシンプルなので雨漏りの可能性も低く、地震にも強いことがぱっと見でも明らかな家です。
残念なこと
駐車場がもう１台欲しかったですね。それと、玄関を入ったところの床のシミです。その昔、除湿の箱を置いていたのかな？　よくある事故です。除湿の箱タイプは、放っておくと溢れます。悲惨な状態になります。ここもそれをやってしまった感があります。これは私の想像ですが、、、。
温泉も途中で権利を失効してしまったようですので、「温泉なし」です。再開には約２００万円くらいかかりますが、興味のある方は大室温泉（株）にお尋ねください。
とにかく
築３０年を超えてきていますが、「しっかり感」のある別荘です。

伊豆スカイラインに直結している別荘地で、昔は敷地内にゴルフ場があるという事もあり人気を博した別荘地でした。
３年程前にゴルフ場が無くなったことをきっかけに物件を手放すオーナーが増えたため、今では比較的安価な価格邸で物件を購入することが出来ます。
キャンプ場？付き
キャンプ場を作るために２区画目を手に入れたものと思います。緑色の地面は草ではなくて苔のため、手入れの必要がありません。
過去には最大でテントを４つ張って家族でアウトドアを楽しんでいたようです。
しかしこの庭は盛土で作られています。土留めは丸太を並べただけなので将来的には土が流れる恐れがあります。

土が流れたとしても家の基礎には影響のない範囲と思われます。
駐車場なし
この別荘地はほとんどの家に駐車場がありません。
道路が50mおきに道路が拡幅されており皆さんそこに路駐をしています。
本物件は家の目の前に2台分のスペースがあるためそちらをご利用ください。
現状では車庫証明を取得するには困難なため、定住をお考えの方は軽自動車の購入を検討ください。

標高800mを超える天城高原（本物件は940m）で広大な敷地にぽつんと薪ストーブ付きの山小屋が売りに出ました。
冬には雪が40cmほど積もるそんな別荘地ですが、なんとここに車を持っていない夫婦が定住をしているのです！！
車が無くても大丈夫？
車が無いと駄目な気もしますが実際に車無しで3年も定住されていますからね・・・。
管理事務所から伊東駅に向かって1日6本のバスが出ています。自宅から管理事務所までも管理会社に連絡をすれば無料で送迎をしてくれます。そんなサービスもあるので車なしでの生活ができているとのことでした。

とにかく伐採
googleストリートビューを見てわかる通り数年前までこの土地は森でした。
その後約113本の木を切り倒しここまで素敵な広大な宅地へと開拓を進めたようです。
伐採した大量の大木たちは乾燥させて薪として利用しています。
※針葉樹のため着火には向いていますが長持ちはしません。
壁が無い家？
第一印象として壁が少ないイメージを受けました。
部屋のどこにいても反対側の壁からも存分に光を感じることが出来ます。
壁が少なくて地震に弱いという話ではありません。壁にダンパーが埋め込まれており、地震強い設計をしています。
