この家は５・６年ほど使われていませんでした。久しぶりに荷物の片付けで水道を通すと、トイレや洗濯機置き場で漏水がありました（修理済み）。また、キッチンに入ると床がブカブカしており、通路も数か所、さらに１F洋室の床もブカブカしています。ただ、根太はしっかりしているので、現在の床材の上から新たなフローリングなどを重ねて張る方法なら工事費用も抑えられるのではないかと思います。
金額が金額ですから給湯器の動作も保証することはできません。壊れていると思ってご検討ください。ガス会社にもよりますが、ガス給湯器１台を付け替えるのには１５万円前後ではないでしょうか？

現状、プリウスは入れる自信がありません。でも、軽自動車ならいけるかもしれません。　ポイントは、道路横の水路に蓋をすることです。お隣りさんもやっているようですので参考にしてください。家の道路側にある花壇のようなスペースを少し削ったら少し楽になるかもしれません。
繰り返しますが、金額が金額です。

It is a Japanese-style building and workshop that looks like a temple. The attention to detail of each component is explained on YouTube. This is a former joinery shop's home and workshop, located one block inside from National Route 135. It is located about 4 minutes by car from Izu Kogen Station, and it is a residential area rather than a villa area, which may be quite rare in Izu Kogen. The parking space is large enough to fit more than 5 cars if you park well. First, looking at the home... The building has 8 rooms and is very large, but what is even more surprising is the quality of the components. You can see that the ceiling, pillars, and flooring were all carefully crafted. I was particularly impressed by the smoothness of the sliding doors. It was a feeling I had never experienced before. (I can't put it into words well...) The attention to detail of each component and how the sliding doors move smoothly are explained together with the owner in a YouTube video, so please take a look. Next is the workshop. There is a reinforced concrete section under the home. It's a very spacious space and has windows so there's plenty of air to pass through. 国道135号線から1本内側に入った位置にある元建具屋さんの居宅兼作業所です。
伊豆高原駅まで車で約4分という立地、別荘地ではなく住宅地という点も伊豆高原ではなかなか珍しいかもしれません。
駐車スペースは上手く停めていけば5台以上余裕な広さです。
まず、居宅から見ていきますと､､､
8部屋と建物のボリュームがとても大きいのですが、それ以上に驚かされるのが【部材の良さ】です。
天井や柱、床材の一つ一つにこだわって造られていることが分かります。
特に私が感動したのは【襖のスルスル感】です。
今まで体感したことのない感じでした。（上手く言葉に出来ませんが…）
各部材のこだわり、襖がスルスルと動く様子についてはYouTube動画にてオーナー様と一緒に解説していますので、ぜひ一度ご覧ください。
次に作業所です。
居宅の下に鉄筋コンクリート造の部分があります。
とても広い空間で、しかも窓付きですので空気もしっかりと抜けますね。
その横、敷地の一番奥側には木造2階建ての作業所があります。
こちらも人が出入りして作業するには十分な状態だと思います。
本物件についてはレポートでは表現しきれない良さが随所に見受けられますので、まずはYouTube動画で驚いていただき、現地を実際にご確認いただいて更に驚いていただけると思います。
上手く表現することが出来ませんが、それくらい質と格の高い【まるでお寺のような物件】です。

ここ、第３恒陽台は恒陽台の中でもピカイチの眺望が期待できる区域で、その眺望確保のために建築協定で建物高さなどを規定している区域です。
その中でも眺望の良い区画が今回の物件です。現地でその良さを実感してください。

この眺望を十分に満喫するために大き目のウッドデッキを新設しました。屋根は設けないOPENタイプですので風雨にさらされます。それらを考慮して「セランガンバツ」という固くて油を含んだ材料を選定しました。　大工さん泣かせの重くて、硬くて、高額な材料ですが、間違いなく長持ちします。

屋根も含めて全塗装しています。がしかし、ログの痛みは数か所確認しています。最も傷んでいるであろう箇所の写真も掲載していますので、よ～くみてください。そして現地で状態をお客様の目でもお確かめください。
なお、ログの痛みが進行してしまった場合、傷んだ部分のみ修理することもできます。ネットにはたくさんの事例や業者さんが紹介されているので検索してみてください。
今回の販売に当たり、地元のｘｘ建設さんに建物内外のリフォームはお願いしました。そこをご紹介することもできますので、その時にはご相談ください。

このログハウスは、弊社が前のオーナーから買い取ってリフォームして再販売する形の取引です。仲介ではなく売主自身となりますので、仲介手数料は不要です。

何も考えずに駐車場に進入すると顎をこすります。なるべく道路に平行な角度で進入するなどの工夫が必要です。なお、駐車場側の敷地は広いので駐車場の台数などを増やしたい場合には造成も可能なスペースはありますので、ご検討ください。
路上駐車でも駐車禁止をとられるようなところではありません。別荘地ではGWや年末年始など仲間の車が道路に並ぶこともよくあることですのであまり気にされなくても大丈夫です。

少し小ぶりなログハウスですが、大きな海がおまけで付いてきます。大島、利島、新島、敷根島、神津島など伊豆七島の一部がきれいに見えたり、薄かったり、近く見えたり、そして見えなかったりと日々変化する眺望をお楽しみください。

お付き合いの関係で伊豆市を飛び出し函南町の物件を取材させていただきました。
伊豆市の隣・・・伊豆の国市のさらにお隣の地域なのですが、不動産に於ける感覚/価値観が全く異なっており驚きです。
～このまま使えますが・・・～
これが伊豆市にある物件であれば中古の住宅としての査定額/販売になると思います。
函南町は古家を解体して新築を建てる風潮があるようですね。
ここから200mほどのところにも10軒程の分譲地があり、100m先には新たに3軒の新築を建設中でした。
この物件も今のままでも十分に利用は可能ですが、解体を前提とした更地価格で値段設定をしています。
～函南町は宅地が貴重～
畑や田んぼが多い地域のため、
・どこにでも家が建ちそうですよね？
・宅地にできそうですよね？
実はこれダメなんです。
市街化調整区域という地域に区分されており、家を建てることのできない土地がほとんどなんです。
そのため既存住宅を解体して新築を建てる風潮がある地域なんですね。

２台がそれぞれ独立したガレージです。ただ、高さが１７８ｃｍとちょっと車高が高い車は無理かも知れませんが、いい車を停めても、希少なバイクを入れておいても安心です。

ここを通る車はほとんどないことがお分かりいただけると思います。お隣さんは定住の方のようですが、このあたりは本当に静かです。
広い庭
敷地の端に畑を楽しんでいた形跡があります。伊豆高原では畑ができるような土地は少なく、ほとんどが火山岩なのですが、この家では畑ができそうです。

居住するにはリフォーム必須？
キッチンはありません、シャワーもありません。
でもトイレはあります。
1階のトイレの上にはシャワー室を作ろうとしたのかな？
トイレの真上の部屋なので、給排水の接続も比較的容易と思います。
前面道路は
県道80号（熱海大仁線）に面しています。
交通量も多いですが、道路幅員も広いので事業用としての利用もおすすめです。
価格はどんな？
一般的なガレージと比べ、2階にスペースがある分少し値段は高めと思います。
一方でこのエリアの土地の取引額は約15万円/坪のため、土地の評価額750万円＋建物と考えればお買い得な物件と思います。
今は建築費用が高騰していますからね・・・。

壁の内部には耐力壁を当て込み、広いリビングにも柱及び筋交いを通すことで揺れに対する耐久力を高め、地震による建物の変形を防いでいます。
断熱
屋根/床/壁3方向全てに断熱材を入れました。
ガラスを全てペアガラスを新設したので耐熱/遮熱に優れています。
シングルガラスと比べると断熱効果は2倍以上高まると言われています。
こだわり
可動棚を取り付けることにより棚板の位置を自由に変えて収納力アップへとこだわりました。
床材もひのきの無垢材を利用し、お手入れがしやすいように表面にはウレタン塗装を施しました。

Youtubeにてドローン空撮をご覧ください。川との間に他人の土地はありません。これ、面白いと思います。現在の宿はこの川との関係を利用したサービスはないようですが、アイデア次第では面白い仕掛けができるような気がします。
古いです　VS　リフォーム面白いです
３階建てです。
旅館の顔の部分（入口からフロント周り）はいい感じです。がしかし、２階、３階の客室や通路は古さを十分に感じます。３階に至っては通路に傾きも感じます（現場でご確認ください）
その一方で１階のお食事処はリフォームされて魅力的な空間が広がっています。ちょっとした小グループの個室が数か所あります。
風呂、、、、温泉ですが、その温度はあまり高く無いようでボイラーで再加熱する必要がありそうです。お隣の宿から分けてもらっているとのことですが、費用はオーナーによると月額３万円の定額とのこと。
現在の宿の形でそのまま営業するのは少し無理がありそうです。ハード的にもソフト的にもひと工夫した新たなコンセプトでの運営が必要なように思います。
屋内温泉風呂、露天風呂、プール、中庭などネタはあります。あとは、どうやって磨くかにかかっている物件かなと思います。

You can't see the ocean, but you can see the fireworks. This is the top property on Hyakkeidai. We interviewed a property on Hyakkeidai. It's in Yukawa, Ito City, and is the kind of villa area (or is it a regular residential area?) where you go up the mountain to see the ocean! But unfortunately, this house doesn't have a view of the ocean. However, since it's located at the very top, you can imagine that the summer fireworks festival will be a spectacular sight. Villa area? Regular residential area? There is no management company, and the neighborhood association manages it well. For example, the water supply is from Ito City's public water supply, but they have their own method. Water is stored in a tank managed by the neighborhood association, and from there it is piped to each unit using the neighborhood association's private pipes. Therefore, although the water itself is public, the pipes are private, so there is a water ownership change fee. Similarly, the neighborhood association fee is a little high at 2,000 yen/month, because they don't have a rotation system for cleaning the garbage station, but arrange for a cleaning company to clean it, and that's how it is. 百景台の物件を取材しました。
伊東市湯川にある、海を眺めるために山を上がっていくぞ！といったタイプの別荘地（一般住宅地？）ですが残念なことにこの家は海を眺めることが出来ません。
とはいえ最上部に位置する物件のため夏の花火大会はすさまじい眺めになると想像ができます。
別荘地？一般住宅地？
管理会社は入っておらず、自治会で上手く運営しています。
例えば水道は伊東市の公共の水道を利用していますが、独自の手法を取っています。
自治会で管理している貯水槽に水をため、そこから各個へは自治会の私設管を利用して水道を配管しています。
そのため水自体は公営の物ですが、配管等が私営の物を利用しているためこのような水道名義変更料がかかったりします。
同様に町内会費が2,000円/月と少し高額なのも、ゴミステーションの掃除当番制ではなく、業者を手配している関係でこのような形となっています。
このようなことから別荘地のような一般住宅地戸いう表現をさせて頂きました。
5,000㎡の畑
ドローンの冒頭及び写真でも少しだけ説明している畑についてです。
現在のオーナーさんが草刈りをすることを条件に無料で借りているとのことです。
この畑にたどり着くのにも3人の他人の私有地を通るなど、将来的には少しだけ問題も発生しそうですが交渉次第ではこの畑を引き継ぐことも可能かも？とのことです。
とはいえあくまで無料で借りている畑です。
将来のことは断言できません。

なぜここに家を？しかも車も無しに
標高800mを超える天城高原（本物件は940m）で広大な敷地にぽつんと薪ストーブ付きの山小屋が売りに出ました。
冬には雪が40cmほど積もるそんな別荘地ですが、なんとここに車を持っていない夫婦が定住をしているのです！！
車が無くても大丈夫？
車が無いと駄目な気もしますが実際に車無しで3年も定住されていますからね・・・。
管理事務所から伊東駅に向かって1日6本のバスが出ています。自宅から管理事務所までも管理会社に連絡をすれば無料で送迎をしてくれます。そんなサービスもあるので車なしでの生活ができているとのことでした。

とにかく伐採
googleストリートビューを見てわかる通り数年前までこの土地は森でした。
その後約113本の木を切り倒しここまで素敵な広大な宅地へと開拓を進めたようです。
伐採した大量の大木たちは乾燥させて薪として利用しています。
※針葉樹のため着火には向いていますが長持ちはしません。
壁が無い家？
第一印象として壁が少ないイメージを受けました。
部屋のどこにいても反対側の壁からも存分に光を感じることが出来ます。
壁が少なくて地震に弱いという話ではありません。壁にダンパーが埋め込まれており、地震強い設計をしています。
