You can't see the ocean, but you can see the fireworks. This is the top property on Hyakkeidai. We interviewed a property on Hyakkeidai. It's in Yukawa, Ito City, and is the kind of villa area (or is it a regular residential area?) where you go up the mountain to see the ocean! But unfortunately, this house doesn't have a view of the ocean. However, since it's located at the very top, you can imagine that the summer fireworks festival will be a spectacular sight. Villa area? Regular residential area? There is no management company, and the neighborhood association manages it well. For example, the water supply is from Ito City's public water supply, but they have their own method. Water is stored in a tank managed by the neighborhood association, and from there it is piped to each unit using the neighborhood association's private pipes. Therefore, although the water itself is public, the pipes are private, so there is a water ownership change fee. Similarly, the neighborhood association fee is a little high at 2,000 yen/month, because they don't have a rotation system for cleaning the garbage station, but arrange for a cleaning company to clean it, and that's how it is. 百景台の物件を取材しました。
伊東市湯川にある、海を眺めるために山を上がっていくぞ！といったタイプの別荘地（一般住宅地？）ですが残念なことにこの家は海を眺めることが出来ません。
とはいえ最上部に位置する物件のため夏の花火大会はすさまじい眺めになると想像ができます。
別荘地？一般住宅地？
管理会社は入っておらず、自治会で上手く運営しています。
例えば水道は伊東市の公共の水道を利用していますが、独自の手法を取っています。
自治会で管理している貯水槽に水をため、そこから各個へは自治会の私設管を利用して水道を配管しています。
そのため水自体は公営の物ですが、配管等が私営の物を利用しているためこのような水道名義変更料がかかったりします。
同様に町内会費が2,000円/月と少し高額なのも、ゴミステーションの掃除当番制ではなく、業者を手配している関係でこのような形となっています。
このようなことから別荘地のような一般住宅地戸いう表現をさせて頂きました。
5,000㎡の畑
ドローンの冒頭及び写真でも少しだけ説明している畑についてです。
現在のオーナーさんが草刈りをすることを条件に無料で借りているとのことです。
この畑にたどり着くのにも3人の他人の私有地を通るなど、将来的には少しだけ問題も発生しそうですが交渉次第ではこの畑を引き継ぐことも可能かも？とのことです。
とはいえあくまで無料で借りている畑です。
将来のことは断言できません。

It is a Japanese-style building and workshop that looks like a temple. The attention to detail of each component is explained on YouTube. This is a former joinery shop's home and workshop, located one block inside from National Route 135. It is located about 4 minutes by car from Izu Kogen Station, and it is a residential area rather than a villa area, which may be quite rare in Izu Kogen. The parking space is large enough to fit more than 5 cars if you park well. First, looking at the home... The building has 8 rooms and is very large, but what is even more surprising is the quality of the components. You can see that the ceiling, pillars, and flooring were all carefully crafted. I was particularly impressed by the smoothness of the sliding doors. It was a feeling I had never experienced before. (I can't put it into words well...) The attention to detail of each component and how the sliding doors move smoothly are explained together with the owner in a YouTube video, so please take a look. Next is the workshop. There is a reinforced concrete section under the home. It's a very spacious space and has windows so there's plenty of air to pass through. Next to it, at theまるでお寺のような和風建築兼作業所です。各部材のこだわり等はYouTubeにて解説しています。
国道135号線から1本内側に入った位置にある元建具屋さんの居宅兼作業所です。
伊豆高原駅まで車で約4分という立地、別荘地ではなく住宅地という点も伊豆高原ではなかなか珍しいかもしれません。
駐車スペースは上手く停めていけば5台以上余裕な広さです。
まず、居宅から見ていきますと､､､
8部屋と建物のボリュームがとても大きいのですが、それ以上に驚かされるのが【部材の良さ】です。
天井や柱、床材の一つ一つにこだわって造られていることが分かります。
特に私が感動したのは【襖のスルスル感】です。
今まで体感したことのない感じでした。（上手く言葉に出来ませんが…）

次に作業所です。
居宅の下に鉄筋コンクリート造の部分があります。
とても広い空間で、しかも窓付きですので空気もしっかりと抜けますね。
その横、敷地の一番奥側には木造2階建ての作業所があります。
こちらも人が出入りして作業するには十分な状態だと思います。
本物件についてはレポートでは表現しきれない良さが随所に見受けられますので、まずはYouTube動画で驚いていただき、現地を実際にご確認いただいて更に驚いていただけると思います。
上手く表現することが出来ませんが、それくらい質と格の高い【まるでお寺のような物件】です。

It is a single-story house in Jikubodai. You can access the entrance from the parking lot on a nearly flat surface. Jikubodai? It is a somewhat minor villa area. It is not managed by a management company but by the residents' association. The water supply is publicly provided by Ito City, and there is a reliable garbage station at the entrance to the villa area, so I think this is a villa area where you can rest assured about lifelines. In addition, a local bus passes by the entrance to the villa area almost every hour. After all, it is a national highway... Unevenness of the floor I would like you to experience this for yourself. I didn't notice it at all when it was full of furniture, but when I removed all the furniture and made it a single floor, the center of the living/dining/kitchen area felt like it was rising like a horse's back. There was no place to look under the floor, so the details are unknown, but it seems that the floor of this house is not a slab foundation but a slab foundation. It makes a creaking sound when you walk on it. It's not the kind of creaking that makes you worry about the floor collapsing. It's a healthy creaking sound. It's hard to put into words, 地久保台の平屋です。駐車場からほぼ平坦で玄関に行けます。
地久保台？
ちょっとマイナーな別荘地です。管理は管理会社ではなく自主管理、つまり自治会です。
水道は伊東市の公営水道ですし、ゴミステーションは別荘地の入口にしっかりしたものがありますし、ライフラインには不安はない別荘地かと思います。
さらに、別荘地の入口には路線バスがほぼ毎時間通っています。何と言っても国道ですから、、、。
床の凹凸
これは是非とも現場で実感していただきたいです。
家具が一杯の時には全く気づきませんでしたが、家具をすべて撤去して、完全なワンフロアーにすると、LDKの中央部が馬の背のように盛り上がっているように感じます。床下を覗くところが無かったので、詳細不明ですが、この家の床下はベタ基礎ではなく、布基礎と思われます。
歩くとミシミシと音を立てます。床が抜けてしまう不安なミシミシではありません。健康的なミシミシです。　　なんとも表現しにくいので、これは皆様自身で実体験してください。
イノシシ
ズバリ、時々出ます。
畑はめちゃくちゃになります。畑を真剣にやるなら、鹿除けネットをお勧めします。ホームセンターでご相談ください。
平屋、Pからもほぼ平坦、畑、隣は１軒のみ、など高齢者も安心な家です。あとは、床の状態を納得できればいい買い物かと思います。

1枚目の写真だけを見るとすぐに購入したくなると思いますが、土地の形状と土留めの状態などを慎重にご覧ください。

土地の形状と土留め
前面道路側はとても平和です。
気を付けるべきは裏側道路に接している斜面です。
写真をご覧いただくと分かる通り、急傾斜です。

更に付け加えると、基礎コンクリート部分に一部穴が開いてしまっています。
土が流れてしまって基礎コンクリート部分がこうなってしまったのか、後からコンクリートを外から当てたのかは判断が付きませんが、これ以上土が流れないように土留めの擁壁を作ったほうが良いのではないかと現地を取材していて思いました。
先に悪い点から入ってしまいましたが、良い点もたくさんあります。
木材をふんだんに使用した内観
2階に玄関のある本物件、玄関から入ってすぐの広いLDKの雰囲気が私はとても好きです。
取材当時、隣地の桜が綺麗に咲いていたこともあり、借景を楽しむことが出来ました。
約2cmほど傾いている箇所もありますので、この点は現地で体感してみてください。
温泉
修善寺ニュータウンの温泉は一定温度まで温めたうえで各家庭に供給されています。
追炊きをすることなく、温泉に入ることが出来るのは嬉しいポイントですね。
一般的な別荘地のような「温泉権利更新」というものがない点もポイントです。
物件購入時に名義変更料をお支払いただき、月々の基本料をお支払いただくことで温かい温泉をお楽しみいただけます。

前面道路も幅が狭く、軽自動車でも侵入は出来ませんのでご注意ください。
駐車場
上でも説明しているように駐車場はありません。
定住される方であれば、近隣（徒歩2分）に月額3,000円の駐車場があるのでそちらをご利用ください。
空きはたっぷりとあります。
貸別荘や別荘利用の方であれば、市営駐車場（花時計）が1日の最大料金1,200円で利用ができるのでそんな使い方もいいかもしれませんね。
貸別荘にオススメ
土肥は夏がメジャーな観光地です、ましてやこの立地ですからね（笑）
県外から多くの観光客が海水浴に来るのでこの場所でかけ流しの温泉付きの貸別荘があれば需要はあると思います。
用途地域も無指定のため、大きなルール的には問題の無い地域です。
温泉
伊豆市の温泉を引いています。
月額7,920円で、メーター管理の無い（つまりは使い放題）な温泉です。

Considering the age of the house, we felt that the quality was "average". There was no particular damage to the roof, and the exterior walls seemed to be in good condition. However, the termite damage is a nuisance. We were unable to find any termites in the termite trails, and we were able to see fallen wings, so we have concluded that the termites have probably already moved to another house. How bad is the termite damage? There is a lot of sinking in the floor, but the house does not seem to be leaning. According to the seller, the damage to the tatami mats and sliding doors was severe, so it seemed that the foundation had not been eaten away. The tatami mats have been removed from all rooms, so please come and check the looseness of the floors on site. You can see under the floorboards from the kitchen, so please take a good look and comment. How eたっぷりとシロアリに食べられているので床の踏み抜きにはご注意ください。

家の品質は？
築年数から見てもこの品質は「普通」だと感じました。
屋根の痛みも特になく、外壁も綺麗な状態と思いました。
但し厄介なのがシロアリ被害です。
蟻道内にもシロアリは発見できず、抜け落ちた羽根を確認ができたため、おそらく既にシロアリは他の家へと移り替わったものと判断をしています。
白アリ被害はどの程度？
床の沈みは多数ありますが、家の傾きは特に感じていません。
売主曰く、畳や襖は被害がひどかったとのことでしたので、土台は食べられていないように感じました。
全居室畳を撤去してありますので、床のブカブカ具合は是非現地でご確認ください。
キッチンから床下を覗けます、十分に見て言って下さい。
住みやすさは？
牧之郷駅まで徒歩9分かからないと思います。
googleマップだと遠回りになっていますが、地元民が使う階段（裏道）を通れば近いです。
カインズホーム（ホームセンター）が車で10分ほどの場所にあるので、DIYを考えている方にはオススメの物件です。

A house with a view at the top of the stairs. It's above the utility poles so there's nothing to obstruct it. A property with a view at the top of the stairs (73 steps). It's a bit disappointing that the maintenance fees are a bit higher than other properties because there are two plots of land. Why this price? With such a view, this price seems a bit cheap, doesn't it? I decided to put it up for sale at this price because I felt that the problems were the stairs and painting. Regarding the painting in particular, there are no problems at the moment, but I would like to paint the exterior walls and roof in the near future. For that reason, I have reduced the price to cover the painting costs and put it up for sale. Is it difficult to repair the deck? Since the deck is located quite high up, it may seem like a lot of work at first glance, but please look more closely. The legs and frame are made of heavy steel. I think it can be repaired by replacing all the wooden parts on the surface or just the damaged parts. What about the slope on the back? Although it is defined as a cliff (a slope of 30 degrees or more and a height of 2m or more), there is a concrete retaining wall on the mo階段を上った先の眺望の家。電柱よりも上なので邪魔するものは何もありません。

なぜこの価格？
これだけの眺望があってこの価格というのは少し安く感じますよね。
ズバリ「階段」と「塗装」がネックに感じたのでこの価格で売りに出すことを決めました。
特に塗装に関しては、現時点で不具合は無いものの近日中に外壁及び屋根を塗装したく感じます。
そのために塗装費用分の金額を下げて売りに出しています。
デッキ直すのは大変？
かなり高い位置にあるデッキのため、一見修繕が大変内容に見えますが、もっとよく見てください。
足や枠部分は重量鉄骨でできています。
表面の木部を全部取り換えるか、傷んでいる部分だけ取り替えるだけで修繕可能と思います。
裏の斜面は？
いわゆる崖（勾配30度以上かつ高さが2m以上）に定義されるものですが、建物山側には土砂が流れ込まないようにコンクリート擁壁が設置されています。
売出し価格が安いものの、災害や地震の対策をしっかりと行っている建物のように感じました。

キッチンはありません、シャワーもありません。
でもトイレはあります。
1階のトイレの上にはシャワー室を作ろうとしたのかな？
トイレの真上の部屋なので、給排水の接続も比較的容易と思います。
前面道路は
県道80号（熱海大仁線）に面しています。
交通量も多いですが、道路幅員も広いので事業用としての利用もおすすめです。
価格はどんな？
一般的なガレージと比べ、2階にスペースがある分少し値段は高めと思います。
一方でこのエリアの土地の取引額は約15万円/坪のため、土地の評価額750万円＋建物と考えればお買い得な物件と思います。
今は建築費用が高騰していますからね・・・。

Insulation Insulation has been installed in all three directions: roof/floor/wall. All glass is newly installed with double-glazed glass, so it has excellent heat resistance/heat insulation. It is said that the insulation effect is more than twice as good as single-glazed glass. 築年数50年を超える中古の物件ですが、柱及び外壁のみ残し他はフルリフォームを行いました。
耐震性/断熱性に力を入れており、数値は下記の通りです。
・上部構造評点1.79（耐震等級3相当）
・UA値0.81（第7地域断熱等級4）
耐震
壁の内部には耐力壁を当て込み、広いリビングにも柱及び筋交いを通すことで揺れに対する耐久力を高め、地震による建物の変形を防いでいます。
断熱
屋根/床/壁3方向全てに断熱材を入れました。
ガラスを全てペアガラスを新設したので耐熱/遮熱に優れています。
シングルガラスと比べると断熱効果は2倍以上高まると言われています。
こだわり
可動棚を取り付けることにより棚板の位置を自由に変えて収納力アップへとこだわりました。
床材もひのきの無垢材を利用し、お手入れがしやすいように表面にはウレタン塗装を施しました。

すいらん荘にある二世帯住宅を取材しに来ました。
完全に二世帯（水道/ガス/電気）に分かれているので使い勝手は良いと思います。
さらに敷地の南側にはドッグラン？畑？なんにでも活用できそうな庭があるので伊豆に移住したい方にはぴったりな物件です。
※西側に大きな林があるため午後の日差しは期待が出来ません。
居住+賃貸がおすすめ
1階も2階も同じような間取り（各階2DK）をしていますが、家の品質は圧倒的に1階の方が勝っています。
1階は戸建て用
2階はアパート用
こういった表現がまさに適正です。
実際には前オーナーも同じように1階に自分たちが住み、1階には賃貸で貸出をしていたようです（当時の賃料は55,000円でした）
が、少しこだわれば賃料を60,000円に設定しても入居者入ると思います。
庭部分にネットを張り、ドッグラン付のアパートにすることが出来れば60,000円（もう少し高くてもいいかも）でも入居者はいそうです。
実際に伊豆高原でペット可の物件を探している方からのお問い合わせを多く頂きますが、そういった物件が無いためお断りをしております。
